About the Opportunity
This is an opportunity for a true NYC Residential Property Manager to join a stable Owner/Operator managing a small, well maintained portfolio of rental assets in prime downtown Manhattan locations. This is not a corporate environment with layers of bureaucracy — the ideal candidate is someone who likes to work independently, take ownership, and manage their portfolio without needing to be micromanaged.
The portfolio is approximately 200 residential units and is in great shape overall — well maintained buildings, stable operations, and ownership that genuinely cares about their assets and residents. Looking for someone proactive, organized, tech savvy, and on top of the day-to-day details that keep a portfolio running smoothly.

Our client is a vertically integrated Owner/Operator/Property Management company with a portfolio of distinctive rental properties located throughout sought-after NYC neighborhoods including the West Village, Gramercy, Williamsburg, and other prime downtown locations. The company owns and manages its own assets and offers a collaborative, low-ego environment with a strong culture and long-term growth potential.
Responsibilities
• Oversee the day-to-day management of a ~200 unit residential portfolio
• Maintain strong resident relations and respond to tenant matters in a professional and timely manner
• Coordinate preventative maintenance and ensure buildings continue to operate at a high level
• Stay on top of inspections and building-related requirements as needed
• Register rents with DHCR and maintain organized records/documentation
• Coordinate with vendors, supers, and maintenance staff as needed
• Oversee lease renewals and monitor overall portfolio performance; process rent, security payments
• Work closely with third-party brokerage handling rentals/leasing activity
• Process rental paperwork internally including applications, approvals, leases, and related documentation
• Serve as the internal point person for the portfolio and take ownership of day-to-day operations
• Identify issues proactively and handle matters independently without needing constant direction
Qualifications
• Must have true hands-on experience managing a residential portfolio in NYC
• Tech savvy and comfortable using property management systems/software
• Highly organized with strong follow-through skills
• Independent, proactive, and resourceful
• Someone who does not wait for instructions and takes initiative naturally
• Strong communication and resident relations skills
• Comfortable working in a smaller office environment with autonomy
