GENERAL PURPOSE

Under  general  supervision,  the  Senior  Maintenance  Worker  performs  a  variety  of  semi-skilled  tasks  in  the  cleaning,  maintenance,  and  repair  of  City  buildings  and  facilities, streets,  parks,  landscaping,  medians,  sewers,  and  rights-of-way;  removes  graffiti  and performs other related duties as assigned.

DISTINGUISHING CHARACTERISTICS

The Senior Maintenance Worker is the advanced journey level class in the Maintenance Worker class series. Incumbents perform the more complex and difficult maintenance work in a crew and assist the Maintenance Lead Worker with the training and assigning of work. Incumbents  may  also  be  required  to  lead  the  work  of  a  crew  in  the  absence  of  other supervision.The duties listed below are intended only as illustrations of the various types of work that may be performed.  The omission of specific statements of duties does not exclude them from the position if the work is similar, related, or a logical assignment to the class.

1.  Loads,  unloads,  and  stores  delivered  supplies  and  equipment  in  Maintenance  Yard; drives to and from work sites operating service trucks, dump truck, and stake bed truck; places traffic control devices such as signs, cones, and delineators needed at different work sites.

2.  Uses  hand  and  power  tools  at  worksites,  including  post  diggers,  blowers,  and  power washing equipment; operates mowers and tractors, safely uses chain saws and performs preventative maintenance to maintain tools and equipment.

3.  Participates, and occasionally leads, in the work of a park maintenance crew in operating power  and  hand  tools,  edging  and  weeding  lawns,  flower  beds,  and  other  landscaped areas; cutting and planting sod; spreading seed and fertilizer; planting or removing flowers and trees; properly applies herbicides and pesticides; operates, maintains, and repairs in- ground  sprinkler  systems;  cleans  walks,  parking  areas,  and  other  areas  of  leaves  and debris;  removes  trash;  operates  power  mowers,  blowers,  sweepers,  edgers,  hedge trimmers,  loppers,  sprayers,  and  other  equipment  or  vehicles;  cleans  and  repairs restrooms and equipment; makes minor and major tune-ups, replaces parts and repairs equipment;  performs  routine  maintenance  and  equipment  safety  inspections;  performs tree trimming, cuts limbs, stump grinds and prunes. 

4.  Participates  and  occasionally  leads  in  the  street  maintenance  crew  engaged  in  the following: repairing and replacing concrete sidewalks, curbs, gutters and other concrete structures; removes concrete, grades and compacts surfaces, sets forms and elevations, finishes  concrete;  repairing  and  maintaining  city  streets  and  alleys  by  preparing  and patching surfaces with hot or cold asphalt mix; clearing and cleaning storm drains, catch
basins, and culverts; installs, repairs, and replaces traffic signage; traffic striping, paints crosswalk legends and curbs; picks up and hauls debris throughout the City; operates a variety of equipment and effectively uses various tools such as rollers, dump trucks, jack hammers, air compressors, and tractors; clears homeless encampments; sets up traffic control and safety zones. 

5.  Participates and occasionally leads in the work of a facilities maintenance crew. Engages in various construction and repairs including, but not limited to: framing, dry-wall, painting, and  regular  maintenance  activities  such  as  testing  and  servicing  HVAC  equipment; performs mechanical, electrical, and plumbing repairs; installs electrical switches, outlets, lighting ballasts, breakers, flush valves, and other components.  

6.  Removes graffiti from City,  public, private and  commercial properties  using appropriate solvents and re-paints surfaces to cover graffiti. 

7.  Prepares for City events by assembling structures, sets up tables and chairs; places and removes  road  closure  devices;  installs  seasonal  and  event  decorations  and  banners; uses ladders and operates aerial equipment. 

8.  Responds  to  after-hours  service  calls  or  other  emergency  calls  as  needed,  takes appropriate action by placing barricades or road closures, removes fallen trees and limbs, replaces street signs and performs emergency patching of streets; conducts flood control and other duties as needed.

9.  Performs other related duties, as assigned. Knowledge of:
General  maintenance,  construction,  repair,  and  cleaning  techniques;  basic  mechanical, electrical,  plumbing  repair  methods;  equipment  operation  procedures,  proper  use  of  hand and  power  tools;  traffic  control  and  safety  practices;  street,  park,  facility,  median  and landscape work; record keeping techniques.

Ability to:
Operate the following in a safe and responsible manner: forklift, loader, skid-steer, mowers, and various power and hand tools; operates jackhammer, concrete saw, pressure washer, blowers,  and  other  mobile  power  tools  and  equipment;  sets  up  and  finishes  concrete; perform  assigned  facility,  park,  and  street  maintenance  tasks  following  established procedures  and  techniques;  follow  proper  safety  rules  and  procedures;  communicate effectively, both orally and in writing; establish and maintain effective working relationships with staff and management; understand and carry out oral or written instructions.

Education/Training/Experience:

Any  combination  of  education  and/or  experience  that  would  provide  the  knowledge,  skills,  and abilities necessary for satisfactory performance. A typical way to obtain the knowledge and abilities would be: education and/or training (such as a high school diploma or GED), which ensures the ability  to  read  and  write  at  a  level  necessary  for  successful  job  performance.  Three  years  of buildings  and  facilities,  traffic  and  streets,  parks,  landscape,  and/or  general  maintenance work experience is required.

Licenses; Certificates; Special Requirements:
Valid Class C California driver’s license, acceptable driving record, and proof of insurance in compliance with the City’s Vehicle Insurance Policy standards.

Physical Demands

The  employee  frequently  stands  and  walks  within  work  areas  and  sits  in  driving  to maintenance  work  sites  and  City  facilities.  Firm  and  light  grasping  is  required  to  move heavier materials and operate equipment controls and the employee reaches above and below shoulder level to perform tasks. The employee is expected to bend, stoop, squat, kneel, climb, and crawl at times to access work areas. The employee occasionally lifts and moves  supplies,  power  and  hand  tools,  barricades,  delineators,  and  cones  frequently weighing up to or exceeding 50 pounds. Heavier supplies, signs, and apparatus are moved with equipment or the assistance of others.

Specific demands required by this job include the ability to see within normal range, talk, and hear, and occasionally use smell to detect potential gas or sewer leaks.
  
Mental Demands

While performing the duties of this class, the employee must be able to use written and oral communication skills; follow instructions and procedures; use math and mathematical reasoning;  learn  and  apply  new  information  or  new  skills;  work  under  deadlines  with interruptions  and  changing  service  priorities;  and  interact  with  City  staff,  management, contractors, and the general public.

WORK ENVIRONMENT

The employee drives in traffic to job sites. The position constantly works outdoors in field settings and is subject to variable weather conditions, including heat, dust, moisture and wetness.  The  employee  occasionally  wears  personal  protective  equipment  including helmet, ear protection, and gloves, when working in construction areas or when exposed to  power  tools,  compressors,  and  large-scale  motorized  equipment.  Employees  are exposed to oils, greases, paint removers, and cleaning agents.
