Description
Description
Larson Capital Management LLC is seeking a Real Estate Entitlements Associate to help move development projects from initial site evaluation through final approvals. This role will evaluate development feasibility, coordinate consultants, and navigate zoning, land-use, and permitting requirements to prepare properties for construction.
The ideal candidate combines strong technical knowledge with the communication and organizational skills needed to work effectively with municipalities, project teams, and community stakeholders.
Key Responsibilities
- Evaluate development feasibility: Research zoning, land-use regulations, title restrictions, easements, infrastructure requirements, and other conditions that may affect a property’s development potential. Communicate findings and risks to the acquisition and development teams.
- Manage entitlement applications: Develop approval strategies and prepare, coordinate, and submit applications for rezoning, variances, conditional use permits, subdivision approvals, site plan reviews, and related entitlements.
- Coordinate project consultants: Work with civil engineers, architects, land-use attorneys, environmental specialists, and other consultants to deliver accurate plans and reports within project schedules and budgets.
- Build municipal and community relationships: Serve as a key contact for planning departments, government agencies, utility providers, and community stakeholders. Represent projects at public hearings, planning commission meetings, and other approval-related meetings.
- Support environmental reviews: Coordinate required environmental studies and review technical reports to identify potential concerns, mitigation requirements, and impacts on project feasibility.
- Track schedules and costs: Maintain entitlement schedules, monitor application progress, and track consultant expenses, application fees, and anticipated development impact fees.
- Resolve approval challenges: Work with internal teams, consultants, and municipal staff to address review comments, negotiate approval conditions, and reduce project delays.
- Maintain project documentation: Keep organized records of submissions, correspondence, approvals, and outstanding conditions, and provide regular updates to leadership.
Requirements
- At least 5+ years of relevant experience, in real estate development, entitlements, land-use consulting, or municipal planning.
- Strong understanding of zoning codes, land-use regulations, permitting requirements, and development approval processes.
- Experience preparing entitlement applications and guiding projects through municipal reviews and public hearings.
- Ability to interpret site plans, civil engineering drawings, title documents, environmental reports, and other technical materials.
- Strong written communication, presentation, relationship-building, and negotiation skills.
- Ability to manage multiple projects, coordinate outside consultants, and meet deadlines with close attention to detail.
- Proficiency in Microsoft Office and experience using project management software.
- Valid driver’s license and ability to travel to project sites and attend municipal meetings, including occasional evening meetings.
Preferred Qualifications
- Experience with GIS mapping platforms, Bluebeam Revu, Microsoft Project, or Smartsheet.
- Familiarity with development budgets, financial feasibility analysis, and environmental review requirements.
- Bachelor’s or Master's degree in Urban Planning, Real Estate Development, Civil Engineering, Architecture, or equivalent experience in related field.
