ASSISTANT DIRECTOR OF RESIDENCES – HUALALAI VILLAS & HOMES 

The Assistant Director of Residences supports the leadership and management of the Hualālai Villas & Homes residential property management operation. This role is responsible for driving operational excellence, developing high-performing teams, fostering strong homeowner relationships, preserving luxury residential assets, and ensuring exceptional service delivery consistent with the standards of Four Seasons and the Hualālai Club. 

 

Working closely with the Director of Residences, this position serves as a key operational leader, partnering across Residential Services, Rental Management, Housekeeping, Engineering, Membership, Finance, and other departments to support organizational goals and enhance the homeowner experience. 

 

WHAT YOU’LL DO  

• Provide strategic and operational leadership for the Property Management team, ensuring exceptional homeowner experiences and operational excellence.  

• Oversee luxury residential portfolios and support the management of high-profile residences while maintaining the highest standards of property care and service.  

• Lead recruitment, onboarding, coaching, performance management, succession planning, and development initiatives for team members.  

• Build strong relationships with homeowners, members, guests, and stakeholders while proactively resolving concerns and exceeding expectations.  

• Partner with operational departments to enhance service delivery and support campus-wide objectives.  

• Drive process improvements, operational efficiencies, and service innovations that support business objectives and homeowner satisfaction.  

• Support financial stewardship through budget management, reporting oversight, and operational compliance. 

• Identify opportunities to strengthen stakeholder value and contribute to the long-term success of Hualālai Villas & Homes.

WHAT TO BRING 

• Successful candidate must possess legal work authorization in United States 

• Previous Department Head or Assistant Department Head experience.  

• Progressive leadership experience within luxury residential property management, hospitality operations, homeowner association management, or related industries.  

• Strong leadership skills with the ability to motivate, mentor, and develop high-performing teams.  

• Exceptional interpersonal and relationship-building abilities with homeowners, members, guests, and stakeholders.  

• Financial acumen with experience in budgeting, forecasting, expense management, and operational reporting.  

• Strong analytical, organizational, and problem-solving capabilities.  

• Excellent written, verbal, and presentation skills.  

• Proficiency with business and hospitality systems, including Microsoft Office and related property management platforms.  

• Bachelor's degree in Hospitality Management, Business Administration, Real Estate, Property Management, or a related field preferred; equivalent experience considered.  

• Hawaii real estate license preferred or ability to obtain within one year of employment
