About the opportunity:

We are seeking an experienced and strategically focused National Precinct Maintenance Manager to join Mercy Health's Healthy Ageing division in this newly created national leadership role. Reporting to the National Maintenance Manager and based at our Head Office in North Richmond, VIC, you will provide oversight of maintenance operations, asset management, compliance and capital works across a portfolio of Residential Aged Care and Seniors Living precincts across Victoria, Queensland and Western Australia.

This role presents a unique opportunity to establish consistency, drive best practices and influence the future direction of maintenance and facilities management across our national portfolio. Working closely with Precinct Managers, Regional Managers and corporate stakeholders, you will have functional oversight of a geographically dispersed team while ensuring our homes and communities remain safe, compliant, welcoming and fit for purpose for residents, clients, visitors and employees.

You will be responsible for developing and implementing preventative maintenance programs, overseeing assets and capital works, managing contractor performance, ensuring compliance with legislative and regulatory requirements, and driving continuous improvement initiatives that enhance operational efficiency and service quality.

You will spend time on-site partnering with Precinct Managers, reviewing operational performance, supporting capital works projects, conducting asset and compliance inspections, and identifying opportunities for continuous improvement. Travel is expected to form a regular and meaningful component of the role, with approximately 30-40% of time spent visiting Mercy Health locations across the country.

With regular interstate travel, this role combines strategic leadership with hands-on operational oversight, making it ideal for an experienced facilities, asset or maintenance leader who enjoys building capability, influencing outcomes and delivering tangible improvements across a complex multi-site environment.

You will have:

• Proven leadership capability with the ability to inspire, coach and develop teams across multiple locations

• Strong stakeholder engagement and influencing skills, with the ability to build effective relationships at all levels

• Demonstrated experience leading maintenance, facilities or asset management operations in a complex, geographically dispersed multi-site environment

• Sound understanding of building services, preventative maintenance programs, asset lifecycle management and capital works delivery

• Strong commercial acumen, including budget management, contractor performance management and procurement oversight

• Excellent problem-solving, planning and organisational skills with the ability to manage competing priorities

• Strong knowledge of compliance frameworks, including workplace health and safety, building compliance and essential safety measures

• Experience implementing process improvements, performance reporting and operational efficiencies

• High level communication skills, including the ability to provide clear reporting and recommendations to senior stakeholders

• A collaborative, customer-focused approach aligned to Mercy Health's values

What you’ll bring:

• A trade qualification in electrical, plumbing, mechanical, building services or a related discipline, and/or tertiary qualifications in Facilities Management, Engineering, Asset Management or a related field

• Significant experience leading facilities, property, asset or maintenance functions across geographically dispersed sites

• Experience within aged care, healthcare, retirement living, property or similar highly regulated environment

• Demonstrated knowledge of building codes, essential safety measures, fire safety and workplace health and safety requirements

• Proven experience managing contractors, service providers and maintenance budgets

• Experience developing and implementing preventative maintenance programs, asset replacement strategies and capital works plans

• Strong understanding of compliance obligations relating to facilities and the built environment

• Experience working across geographically dispersed operations and leading remote teams

• A commitment to delivering safe, high-quality environments that support positive outcomes for residents and communities

You will also be required to provide evidence of, or in the process of obtaining: 

• Police Check

• A current driver's licence and willingness to undertake regular interstate travel across VIC, QLD and WA
