Under the direction of the Sr Community Manager, the Maintenance Supervisor II plans, organizes, and supervises the daily maintenance operations for area personnel, housing structures, sites, and equipment. Develops and administers maintenance budgets for properties and maintenance facilities. Develops and implements operational procedures; oversees maintenance program operations. The supervisor trains, supervises, and evaluates the performance of assigned staff.

Essential Duties + Responsibilities

The position duties and responsibilities listed below describe the general nature and scope of work. Other responsibilities, duties, and skills may be required and assigned, as needed. These essential functions require a consistent presence in the work environment on a regular basis, and regular attendance must be maintained. 

  • Directs employees and contractors engaged in performing structural, mechanical, electrical, carpentry, HVAC, and plumbing repairs at the property.

  • Inspects completed work, monitors work-in-progress, and reviews work plans on all assigned projects according to Federal, State, and City regulations and standards.

  • Directs employees to maintain the fleet vehicles.

  • Schedules, estimates, and prioritizes worker/contractor hour requirements for completion of job assignments.

  • Monitor employees' work performance and customer service skills through quality control.

  • Provides guidance to staff assisting other departments as requested. This could include moving furniture, passing out resident notices, and loading and unloading equipment and supplies.

  • Directs workers in the general external and internal cleaning and upkeep of buildings, including buffing, dusting, sweeping, mopping, vacuuming, sanitizing, power washing, etc.

  • Inspects and directs workers in ground maintenance activities and curb appeal. Inspects grounds for slips, trips, or fall hazards, erosion, and ground shifting.

  • Responds timely to emergency situations.

  • Analyzes and resolves work problems. Assists workers in solving work problems. When needed, performs the activities of workers supervised.

  • Initiates plans to motivate workers to achieve work goals.

  • Inspects and troubleshoots situations to determine the appropriate action to correct or repair appliances, plumbing, electrical fixtures, gas lines, and HVAC Equipment.

  • Conducts quality control of vacant units, make-readies, preventive maintenance inspections (PMIs), and work orders. 

  • Issues instructions and assists contractors in issuing supplies, and maintains inventory.

  • Guides, monitors, trains, and supervises maintenance technicians and apprentices in performing assigned tasks.

  • Makes calls, solicits bids, and creates a scope of work for projects not covered by general maintenance contracts.

  • Conducts both walk-through and windshield inspections of properties, playgrounds, elevators, boilers, and fire alarm systems, including troubleshooting of systems.

  • Coordinates maintenance work to be performed with other divisions, the warehouse, and development and technical service support.

  • In the absence of Sr Community Manager and the Assistant Community Manager, the Maintenance Supervisor II will be required to complete the following administrative duties and responsibilities   

    • Develops and administers maintenance budgets for properties and maintenance.

    • Projects annual property maintenance budget.

    • Requisitions tools, equipment, and supplies while maintaining budgetary guidelines.

    • Maintains inventory control of all maintenance materials.

    • Maintains inventory control and required MSDS data.

    • Adjusts work procedures to meet production schedules.

    • Recommends and provides training changes in working conditions and equipment to increase the work crew's efficiency.

    • Maintains time and attendance and monitors production reports daily to ensure employee productivity meets current work standards.

    • Interprets company policies for workers and enforces safety regulations.

    • Prepares appropriate reports according to specific incidents/accidents.

    • Develops and implements operational procedures; oversees maintenance program operations.

    • Develops preventive maintenance schedules for assigned properties.

    • Confers with managers and leadership to coordinate special projects, including NSPIRE and property beautification.

  • Complete all duties as assigned or requested as outlined in operational and procedural guidelines. These guidelines are maintained and issued in the event of an emergency situation that arises at a property or any other location that serves our residents or employees. 

  • Participate in Trauma Informed Care (TIC) initiatives to include training, workgroups, project assignments, etc., that are launched or implemented in order to achieve and/or maintain certification as a TIC organization.

  • Employees are expected to use Generative AI solutions ethically and responsibly.

Education

Required

  • High School diploma or GED.

Experience

Required

  • Eight (8) years of progressively responsible experience in maintenance, carpentry, plumbing, refrigeration, appliances, or electrical maintenance and/or repair and proven experience in overseeing 200+ units.

  • Two (2) years of experience in a maintenance supervisory role.

  • Must have the ability to learn and use cloud applications such as the Google GSuite applications, including but not limited to Google Chrome Browser, Gmail, Drive, Calendar, Docs, Sheets, and Slides. Understand document sharing and collaboration in the cloud. Experience and proficiency with Microsoft Office 365, cloud-accessible applications, including but not limited to OneDrive, Outlook, Word, Excel, and PowerPoint, or MAC or PC desktop equivalent, is acceptable. 

  • Successful completion of a criminal history background check, education, and work history verification, and a drug screening test.

Preferred Education and Experience 

  • Ability to learn cloud technologies such as LucidChart for diagram, workflow and chart drawing. Experience with Vizio or equivalent is acceptable. Basic understanding of Virtual Private Network (VPN) access to connect to internal business systems.


License + Certificates

Required

  • Texas Class “C” driver’s license at the time of placement and insurable by the organization’s fleet and liability insurance carrier.

  • Must have the ability to earn certifications as required by assigned tasks.

Physical Demands

To perform this job successfully, the employee is frequently required to remain in a stationary position. Daily movements include sitting, standing, operating computers and other office equipment, walking and moving about the office and/or community property, and attending onsite and offsite meetings. The employee must be able to complete data entry, utilize various portals, and communicate via email and verbally via telephone. Will need the ability to walk large properties and climb stairs. The employee must occasionally transport up to 50 pounds. 

  • Maintenance and construction sites.

  • Outdoor environment in all types of weather.

  • Ability to work in all rooms (bath, bed, kitchen, etc.) at a resident unit 

  • Dexterity of hands to operate hand and power tools. 

  • Standing for long periods of time.

  • Climbing step stools and ladders (including extension ladders) 

  • Hearing and speaking to exchange information in person and on the telephone.

  • Seeing to read a variety of materials.

  • Lifting, carrying, pushing, or pulling light to moderately heavy objects.
