As a Senior Relationship Associate, you will be a trusted partner to Relationship Managers in the management and growth of a sophisticated property finance portfolio. You will bring deep property industry knowledge, strong commercial acumen, and advanced credit capability to support customer outcomes, portfolio performance, and business growth.
This role extends beyond portfolio administration and transaction execution. You will provide market intelligence, commercial insight, and strategic support to Relationship Managers, enabling them to maximise their time with customers and in-market opportunities while ensuring the portfolio remains well managed and positioned for growth.
You will play a critical role in identifying risks, uncovering opportunities, driving customer outcomes, and contributing to the overall success of the Property Finance team.
Key Responsibilities
Act as a senior portfolio specialist supporting a complex portfolio of property customers.
Partner closely with Relationship Managers to deliver growth, retention, and risk outcomes.
Lead the preparation of high-quality credit submissions involving complex commercial lending structures.
Undertake detailed financial modelling, feasibility assessment, and transaction analysis.
Monitor portfolio risk, covenant performance, market developments, and customer activity.
Identify emerging risks and recommend appropriate mitigation strategies.
Conduct annual reviews and maintain high-quality portfolio management disciplines.
Provide market insight and sector intelligence to support customer conversations and business development activities.
Identify opportunities to deepen customer relationships and deliver additional banking solutions.
Build trusted relationships with customers, professional advisers, valuers, and internal stakeholders.
Support less experienced team members through coaching and knowledge sharing.
Act as a key escalation point for complex customer and portfolio matters.

We're looking for a motivated and commercially minded professional with a genuine interest in the property sector and a passion for delivering great customer outcomes.
You will have:
Sound experience within property finance, commercial banking, structured lending, commercial property, valuation, development, investment, corporate banking, or a related discipline.
Strong understanding of the New Zealand property market and key industry participants.
Proven credit assessment and financial analysis capability.
Ability to assess complex lending structures and identify key transaction risks.
Strong commercial judgement and problem-solving capability.
Excellent written and verbal communication skills.
Proven ability to influence stakeholders and contribute to strategic customer discussions.
Strong relationship management capability and customer focus.
Preferred Qualifications
5+ years' experience within property finance, commercial banking, corporate banking, property investment, valuation, development, or a related field.
Tertiary qualification in Finance, Property, Commerce, Economics, Accounting, or a related discipline.
Advanced understanding of commercial lending structures, legal documentation, and property markets.
