Overview
The Engineering Manager oversees the daily operations, maintenance, repair, and continuous improvement of all building systems, equipment, and physical assets within the condo/hotel facility. This leadership role is responsible for ensuring the property remains safe, functional, efficient, and aesthetically maintained for residents, guests, and team members while delivering exceptional service and preserving the overall guest experience.
Responsibilities
- Lead all engineering and maintenance operations, including HVAC, electrical, plumbing, life-safety systems, elevators, pools, mechanical equipment, and general building maintenance.
- Oversee the daily operation, repair, maintenance, and continuous improvement of all property systems and physical assets to ensure a safe, functional, and well-maintained environment for residents, guests, and team members.
- Conduct routine inspections of condominium units, guest rooms, public areas, back-of-house spaces, mechanical rooms, roofs, and other facilities to identify maintenance needs, safety concerns, and opportunities for improvement.
- Develop, implement, and manage preventive maintenance programs to maximize equipment performance, minimize downtime, and extend asset life.
- Coordinate and supervise vendor services, contractors, and third-party service providers, ensuring compliance with property standards, insurance requirements, and safety protocols.
- Plan, manage, and support capital improvement projects, renovations, and property enhancement initiatives, ensuring projects are completed on schedule and within budget.
- Ensure compliance with all applicable building codes, fire and life-safety standards, OSHA regulations, environmental requirements, and company policies.
- Oversee routine testing, inspections, certifications, and maintenance of critical building systems, including fire alarm systems, emergency generators, elevators, pools, and life-safety equipment.
- Establish, maintain, and execute emergency response procedures for hurricanes, flooding, power outages, fire alarms, equipment failures, and other property emergencies.
- Respond to maintenance emergencies and provide leadership support through an on-call rotation as required.
- Manage departmental operating budgets, monitor expenses, control costs, and ensure efficient utilization of resources while maintaining service standards.
- Review and approve engineering-related purchase orders, invoices, and inventory levels for equipment, parts, tools, and supplies.
- Monitor utility consumption and implement energy conservation and sustainability initiatives to improve operational efficiency and reduce costs.
- Oversee the property's work order and maintenance tracking systems, ensuring timely completion, proper prioritization, and accurate documentation of all maintenance activities.
- Maintain departmental records, permits, inspection reports, maintenance logs, and regulatory compliance documentation.
- Hire, train, onboard, schedule, and develop engineering team members to ensure proper staffing levels, technical competency, and service excellence.
- Coach, mentor, and evaluate team performance while fostering a culture of accountability, teamwork, continuous improvement, and professional development.
- Promote a safe, positive, and collaborative work environment consistent with E11EVEN Club Hotel & Residences and Highgate service standards.
- Partner closely with Front Office, Housekeeping, Residential Services, Security, Food & Beverage, and other departments to promptly address operational, resident, and guest maintenance concerns.
- Foster strong working relationships with condominium owners, residents, guests, association representatives, and business partners by providing responsive service and effective resolution of property-related maintenance issues.
- Assist in developing short-term and long-term asset preservation strategies, capital plans, and replacement schedules to support the property's operational and financial objectives.
- Serve as a member of the property's leadership team and participate in operational meetings, safety committees, and strategic planning initiatives.
- Perform additional duties, responsibilities, and special projects as assigned by the Director of Facilities or Executive Leadership.
- Perform other duties, projects, and responsibilities as assigned by management.
Qualifications
- At least 3 years of supervisory or lead mechanic experience in a hotel or a related field; or a technical certificate with at least 1 year of supervisory or lead mechanic experience.
- Stationary engineer’s license if required by local code.
- HVAC, electrical, plumbing, boiler operations and general maintenance skills required
- High school diploma or equivalent required
- Long hours sometimes required.
- Heavy work – Exerting up to 100 pounds of force occasionally, and /or 50 pounds of force frequently and/or up to 20 pounds of force constantly to lift, carry, push, pull or otherwise move objects.
- Maintain a warm and friendly demeanor at all times.
- Must be able to effectively communicate both verbally and written, with all level of employees and guests in an attentive, friendly, courteous and service oriented manner.
- Must be effective at listening to, understanding, and clarifying concerns raised by employees and guests.

- Participate in M.O.D. coverage as required.

- Maintain high standards of personal appearance and grooming, which include wearing nametags.
- Comply with Highgate Hotel Standards and regulations to encourage safe and efficient hotel operations.
- Maximize efforts towards productivity, identify problem areas and assist in implementing solutions.
- Must be effective in handling problems, including anticipating, preventing, identifying and solving problems as necessary.
- Must be able to understand and evaluate complex information, data, etc. from various sources to meet appropriate objectives.
- Must be able to maintain confidentiality of information.
- Perform other duties as requested by management.
