PURPOSE STATEMENT
The Maintenance Mechanic – Journeyman Level performs skilled, journey-level maintenance, repair, installation, troubleshooting, preventive maintenance, and corrective maintenance of hospital buildings, physical plant systems, utilities, equipment, and infrastructure. The Maintenance Mechanic is responsible for maintaining a safe, reliable, and functional environment throughout the hospital, medical clinics, and associated properties. The Maintenance Mechanic performs work with a high degree of independence and is expected to diagnose problems, determine appropriate repair methods, select appropriate tools and materials, and complete skilled work in accordance with hospital policies, manufacturer specifications, applicable codes, and regulatory requirements. May perform work across multiple skilled-trade disciplines, including mechanical systems, plumbing, electrical systems, HVAC, carpentry, building systems, equipment maintenance, and physical plant operations.
ESSENTIAL FUNCTIONS, DUTIES, & RESPONSIBILITIES
Skilled Maintenance and Repairs
- Performs journey-level maintenance, repair, installation, alteration, troubleshooting, and corrective maintenance of hospital buildings, facilities, equipment, utilities, and infrastructure.
- Independently diagnoses mechanical, electrical, plumbing, HVAC, and building-system problems within the employee's scope of competency.
- Determines appropriate repair methods and identifies required parts, tools, equipment, and materials.
- Performs skilled repairs using hand tools, power tools, testing equipment, meters, diagnostic equipment, and specialized maintenance equipment.
- Repairs, replaces, adjusts, and maintains pumps, motors, valves, piping, fixtures, controls, mechanical equipment, doors, hardware, and other facility components.
- Performs electrical maintenance and troubleshooting within the scope of training, licensing, authorization, and applicable requirements.
- Performs plumbing repairs and maintenance, including fixtures, valves, drains, piping, water systems, and related components.
- Performs HVAC maintenance, troubleshooting, and repair within the scope of training, certification, authorization, and applicable requirements.
- Performs carpentry, drywall, painting, flooring, ceiling, door, hardware, and other general building repairs as needed.
- Installs and maintains facility equipment, furnishings, fixtures, and related infrastructure.
- Uses blueprints, schematics, equipment manuals, drawings, specifications, and technical documentation when performing maintenance and repairs.
Preventive and Predictive Maintenance
- Performs scheduled preventive maintenance on building systems, mechanical equipment, utilities, and facility infrastructure.
- Completes assigned critical and routine preventive maintenance according to established procedures and manufacturer specifications.
- Inspect equipment and systems to identify potential failures before they affect hospital operations.
- Troubleshoots recurring equipment and system failures and assists in identifying root causes and long-term corrective actions.
- Makes recommendations regarding equipment repair, replacement, upgrades, and capital needs.
- Documents preventive maintenance, inspections, corrective actions, parts, repairs, and equipment conditions.
- Ensures required maintenance documentation is accurate, current, and available for regulatory and accreditation requirements.
Physical Plant / Environment of Care
- Supports the safe operation and maintenance of the hospital's physical plant and Environment of Care.
- Maintains awareness of conditions affecting safety, security, utilities, fire/life safety, hazardous materials, infection prevention, and hospital operations.
- Identifies and corrects or appropriately escalates Environment of Care deficiencies.
- Participate in Physical Environment inspections, corrective actions, and regulatory survey readiness.
- Maintains facility systems and equipment in accordance with hospital policies, manufacturer requirements, applicable codes, and regulatory standards.
- Reports deficiencies that may affect patient, visitor, or employee safety to appropriate leadership.
- Maintains required documentation related to equipment inspections, testing, preventive maintenance, repairs, and corrective actions.
Critical Utilities and Emergency Response
- Responds to utility interruptions, equipment failures, building-system emergencies, and other facility conditions that may affect patient care or hospital operations.
- Assists with investigation, isolation, repair, and restoration of affected systems within the employee's scope of training, authorization, and competency.
- Participate in emergency utility procedures and planned utility shutdowns.
- Coordinates with Facilities leadership and affected hospital departments regarding utility conditions and expected impacts.
- Responds to emergency maintenance calls and participates in emergency preparedness and disaster response activities as assigned.
- Notifies appropriate leadership when equipment malfunction, utility failure, or other unforeseen events may negatively affect hospital operations.
- Assists with restoration and recovery activities following utility or facility emergencies.
Hospital and Clinical Environment
- Responds promptly to maintenance requests throughout the hospital and affiliated medical clinics.
- Prioritizes work based on patient safety, clinical operations, life safety, regulatory requirements, and operational needs.
- Performs work in patient care areas while maintaining appropriate infection prevention, safety, privacy, and environmental controls.
- Coordinates with clinical departments when maintenance activities may affect patient care or department operations.
- Use appropriate containment, barriers, signage, and other precautions when working in occupied clinical areas.
- Maintains patient and employee confidentiality encountered during the performance of duties.
Infection Prevention / Construction Activities
- Follows hospital infection prevention and control requirements when performing maintenance, construction, demolition, or repair activities.
- Utilizes appropriate containment and dust-control measures when working in or adjacent to patient care areas.
- Participates in construction and renovation activities in accordance with hospital policies and applicable requirements.
- Assists with evaluating the impact of maintenance and construction activities on patient care environments.
- Maintains safe work areas and minimizes disruption to clinical operations.
Construction and Facility Projects
- Performs skilled work associated with renovation, construction, equipment installation, facility improvement, and infrastructure projects.
- Performs demolition, installation, repair, finish work, utility coordination, and restoration as assigned.
- Assists with project preparation, shutdowns, equipment relocation, and restoration of affected areas.
- Works with contractors and vendors as directed by Facilities leadership.
- Reviews work performed by contractors within assigned areas and reports deficiencies to appropriate leadership.
- Assists with ensuring project work is completed safely and in accordance with approved plans and hospital requirements.
Work Orders and Documentation
- Receives, prioritizes, and completes assigned work orders.
- Accurately documents work performed, parts and materials used, equipment condition, and follow-up requirements.
- Maintains accurate records in the hospital's electronic work-order/maintenance management system.
- Communicates unresolved issues and recommends additional repairs, replacement, or outside services when appropriate.
- Maintains inventory of commonly used parts, supplies, and maintenance materials.
- Assists with developing maintenance histories and documentation for facility equipment and systems.
Safety and Regulatory Compliance
- Follows hospital safety policies, procedures, applicable OSHA requirements, and established safe work practices.
- Use appropriate personal protective equipment.
- Follows lockout/tagout procedures and other hazardous-energy-control requirements.
- Maintains appropriate safety practices when working with electrical systems, mechanical equipment, chemicals, tools, ladders, lifts, and other potentially hazardous conditions.
- Follows infection prevention requirements applicable to maintenance and construction activities.
- Reports accidents, injuries, unsafe conditions, equipment hazards, and regulatory deficiencies promptly.
- Participates in required safety, infection prevention, emergency preparedness, and regulatory training.
- Supports regulatory and accreditation survey readiness through appropriate maintenance, inspection, testing, and documentation.
JOURNEY-LEVEL EXPECTATIONS
- Perform work at the journey level, demonstrating advanced practical knowledge and competency in multiple areas of facility maintenance.
- Perform skilled work with limited direct supervision.
- Independently troubleshoot routine and complex maintenance problems.
- Select appropriate tools, equipment, materials, and repair methods.
- Interpret technical manuals, schematics, drawings, and specifications.

- Demonstrate accountability for the quality, safety, and timely completion of assigned work.
- Maintain regular and predictable attendance.
- Perform other essential duties as assigned.
Requirements
EDUCATION/EXPERIENCE/SKILL REQUIREMENTS
- High school diploma or equivalent.
- Completion of a recognized technical, vocational, trade school, apprenticeship, or maintenance training program is preferred.
- Three (3) or more years of progressively responsible experience in skilled facilities maintenance, plant operations, building maintenance, mechanical maintenance, or a related skilled trade is required.
- Must be able to successfully pass a background check including MV records.
- Experience in a hospital, healthcare, commercial, industrial, institutional, or similarly complex facility environment is preferred.
- Equivalent combinations of education, apprenticeship, technical training, and relevant experience may be considered.
- Knowledge of mechanical, electrical, plumbing, HVAC, and building maintenance principles.
- Skilled in the use of hand tools, power tools, meters, diagnostic equipment, and maintenance equipment.
- Ability to independently troubleshoot and repair facility systems.
- Ability to read and interpret blueprints, schematics, manuals, and technical instructions.
- Knowledge of preventive and corrective maintenance practices.
- Knowledge of workplace safety and infection prevention practices.
- Knowledge of hospital physical plant and Environment of Care principles preferred.
- Ability to prioritize multiple maintenance requests.
- Ability to work independently and exercise sound technical judgment.
- Ability to communicate effectively with employees, contractors, vendors, and department leadership.
- Ability to use computerized work-order and maintenance management systems.
- Must be self-motivated and have the ability to work within the established policies, procedures and practices prescribed by the hospital/clinic.
- English sufficient to provide and receive instructions/directions.
PHYSICAL/MENTAL REQUIREMENTS
- Must be able to sit and stand, intermittent 8 to 10 hours a day.
- Must be able to use standard office equipment, including the telephone and computer keyboard.
- Continuously works under pressure of near 100% accuracy while meeting inflexible deadlines.
- Continuously utilizes manual/bi-manual dexterity, near vision, speech, and hearing.
- Frequently stands, walks, sits, climbs, bends, stoop, and utilizes eye/hand coordination and color definition.
- Safely use ladders, lifts, and other equipment necessary to perform assigned duties.
- Work in mechanical rooms, utility areas, patient care areas, rooftops, crawl spaces, construction areas, and other facility environments.
- Work in varied temperatures and environmental conditions.
- Respond to emergency maintenance conditions and urgent facility needs.
- Occasionally reaches above shoulder, regularly required to lift and/or carry up to 40 lbs.
- Occasionally walks on uneven surfaces.
- Occasionally works in confined or awkward spaces.
- Ability to travel 10% of the time, including flying and driving rental cars.
