Ameresco has an immediate opening for a Project Manager – Facility Condition Assessments & Capital Planning.  The Project Manager is responsible for leading Facility Condition Assessment (FCA), asset management, and capital planning projects for primarily Municipal, University, School District, and Healthcare (MUSH) clients. This role oversees the successful delivery of projects from initiation through completion, ensuring that scope, schedule, budget, quality, and client expectations are consistently achieved.

The Project Manager serves as the primary point of contact for clients and coordinates multidisciplinary teams responsible for facility assessments, asset inventories, capital planning analyses, data management, reporting, and software implementation activities. The position requires strong project leadership, technical knowledge of building systems, and the ability to translate facility data into actionable capital planning strategies. Successful candidate will report to the Senior Director of Capital Planning.

Responsibilities:

Project Leadership & Delivery

• Manage multiple FCA and capital planning projects simultaneously.
• Develop project work plans, schedules, budgets, and staffing plans.
• Lead project kickoff meetings and ongoing client communications.
• Monitor project progress and ensure adherence to contractual requirements.
• Identify project risks and implement mitigation strategies.
• Manage project financial performance, including labor budgets, invoicing support, and change management.

Client Management

• Serve as the primary client contact throughout project delivery.
• Build and maintain strong relationships with clients.
• Facilitate project meetings, workshops, and executive presentations.
• Understand client objectives and align project deliverables with strategic facility and capital planning goals.
• Support business development activities through client engagement and proposal development participation.

Technical Oversight

• Direct facility condition assessments of buildings, infrastructure, and site assets.
• Oversee assessment methodologies, quality assurance processes, and data collection standards.
• Review facility condition indices (FCI), renewal forecasts, and capital planning recommendations.
• Ensure consistency and accuracy of asset inventories and condition data.
• Collaborate with subject matter experts in architecture, engineering, energy, and asset management disciplines.

Data & Capital Planning Management

• Oversee data collection, validation, and integration into capital planning platforms.
• Guide development of short-term and long-term capital improvement plans.
• Support lifecycle modeling, asset renewal forecasting, and funding scenario analyses.
• Ensure data quality and consistency across project databases and reporting tools.
• Coordinate implementation and use of asset management software platforms such as AssetPlanner.

Team Coordination

• Lead multidisciplinary project teams, including assessors, engineers, architects, and data analysts.
• Assign tasks and manage workloads to support project objectives.
• Mentor junior staff and support professional development.
• Coordinate subcontractors and specialty consultants when required.

Quality Assurance

• Ensure deliverables meet company standards and client expectations.
• Conduct quality reviews of assessment data, reports, and capital planning recommendations.
• Verify that project documentation is complete, accurate, and defensible.
• Support continuous improvement of assessment methodologies and project delivery processes.

Minimum Qualifications:

• Bachelor’s degree in engineering, Architecture, Construction Management, Facilities Management, Asset Management, or a related field.
• Minimum of 5 years of project management experience in facility assessments, capital planning, asset management, engineering consulting, or related disciplines.
• Demonstrated experience managing client-facing projects.

Additional Qualifications:

• Project Management Professional (PMP) certification.
• Experience working with K-12, higher education, healthcare, municipal, or public-sector clients.
• Strong knowledge of building systems, facility infrastructure, deferred maintenance, and capital renewal planning.
• Experience developing and managing project schedules and budgets.
• Strong written, verbal, and presentation skills.
• Proficiency with Microsoft Office applications and project management tools.
• Knowledge of FCA methodologies, FCI calculations, and lifecycle modeling practices.
• Experience with asset management and capital planning software platforms.
• Familiarity with CMMS, GIS, and facility data management systems.
• Professional Engineering (PE), Registered Architect (RA), Certified Facility Manager (CFM), or related professional credential.

The anticipated base salary range for this role is $92,000 – $134,000 (presented in good faith). In addition to base pay, employees receive a comprehensive benefits package, such as health insurance, retirement plans, and paid time off, and may be eligible for performance incentives, bonuses, commissions, or equity, depending on the role.

Actual pay will depend on factors such as internal equity, skills, experience, education, certifications, and location. This range supports our commitment to pay transparency and compliance with applicable laws. Compensation may vary by work location, including remote arrangements.
