We are currently seeking an Analyst / Associate  to join our growing Hotels & Hospitality platform with a primary focus on hotel asset management projects in Thailand and Vietnam. The role will be based in Bangkok, Thailand, and will report directly to our Senior Vice President - Asset Management. You will work closely with a regional team of asset management and collaborate regularly with JLL's Hotels & Hospitality advisory, valuation, Southeast Asia.

The role will support a portfolio hotel assets that includes a mix of international branded and independent hotels under various ownership structures.

We are looking for an individual who is passionate, highly motivated about adding value and delivering superior results to the team. As a member of JLL’s Hotels & Hospitality team, you will support our asset management business across Southeast Asia.

RESPONSIBILITIES

  • Together with the project lead:
    • Meet with owners and hotel executive teams to review monthly and quarterly operating performance, including P&Ls, cashflow statement and support with benchmark analysis.
    • Work with legal, financial and other consultants on any related activities.
    • Travel to the properties as needed to inspect the facilities, meet with the management and tour the market areas and competitive set of hotels.
  • Review and analyse monthly P&L statements, cash flow performance, and KPIs (RevPAR, GOP, EBITDA, NOI) against budget and forecast, identifying variances and recommending corrective actions
  • Build and maintain financial models to evaluate performance scenarios, renovation ROI, management contract restructuring, and exit strategies
  • Responsible for biweekly, monthly, and quarterly reports (covering market updates, asset performance, benchmarking analysis, etc) to update internal and external key stakeholders.
  • Review and challenge annual budgets and 3–5-year strategic plans submitted by operators, ensuring assumptions align with market conditions and ownership objectives
  • Periodically review management/franchise agreements including approval rights, reporting obligations, brand standards, and fee calculations
  • Where relevant, coordinate with hotel operators on pricing strategies, distribution optimization, and sales & marketing initiatives to maximize asset value
  • Evaluate Capex proposals against asset lifecycle requirements, brand standards, and return thresholds, preparing investment committee recommendations
  • Provides decision support in the form of data analysis, risk/return analysis, research and market assessment activities for varying business scenarios
  • Support the preparation of Annual Aset Management Plans
  • Conduct Strategic Asset Reviews reviewing the hotel past performance, sharing findings and preparing reports and presentation deck
  • Create and maintain proprietary databases.
  • Participate in projects, automation and workflow enhancements.
  • Collaborate and support colleagues in other functions / departments / offices (if required).

REQUIRED SKILLS AND EXPERIENCE

  •  Bachelor’s degree in hospitality management, Finance, Real Estate, or Business Administration
  • 0-3 years (Analyst) / 3-5 years (Associate) in hotel operations, hotel finance, revenue management, asset management, or hospitality consulting
  • Experience with hotel P&L analysis and hospitality KPIs essential
  • Proficiency in Microsoft Office (Word and PowerPoint) and advance Excel including Financial modelling, pivot tables, and data visualization etc.
  • Language Proficiency in English: Business fluent (written and verbal) - essential for reporting and stakeholder communication, and Thai: Conversational to business level preferred for Thailand market engagement
  • Ability to multitask, prioritise and work in a fast-paced environment under tight deadlines;
  • Self-motivated and able to work independently;
  • Excellent numerical and research skills;
  • Strategic thinker with strong critical thinking skills;
  • Crisp and concise report writing skills and attention to detail;
  • Ability to build relationship and work with a diverse team;
  • Team player, organized, and strong communication and interpersonal skills;
  • Overseas travelling may be required for the role.
