Position Overview

This hands-on role develops local and regional prospects, negotiates new and renewal agreements, manages merchant relationships, and coordinates successful openings for temporary inline tenants, kiosks, retail merchandising units, pop-ups, and other approved uses.
The manager works closely with property management, Operations, Lease Administration, and Marketing to achieve revenue goals and maintain strong merchandising standards. A separate Marketing position is under consideration. The planned division of responsibilities assigns that role property marketing strategy, social media, digital campaigns, graphics, sponsorships, strategic partnerships, agency-led advertising revenue, and larger-scale events. The Specialty Leasing Manager supports these efforts through merchant participation, referrals, and on-site coordination.

Key Responsibilities

Specialty Leasing and Business Development

  • Actively canvass local and regional markets, retail districts, business networks, and digital channels to identify qualified specialty leasing prospects and generate new revenue.
  • Develop a merchandising plan with leadership that addresses vacancies, customer demand, and complementary retail, food, service, and experiential concepts.
  • Conduct tours, present available opportunities, negotiate proposed terms, and secure required approvals for new agreements and renewals.
  • Maintain an organized prospect pipeline, canvassing activity, follow-up schedule, and deal status in approved tracking systems.
  • Manage tenant relationships, monitor expirations, and pursue timely renewals and replacement prospects.
  • Prepare revenue projections and budget updates; monitor specialty tenant sales, revenue performance, and outstanding balances with Accounting and property management.
  • Coordinate accurate deal packages and agreement documentation with Lease Administration; confirm required execution, insurance, deposits, and approvals before possession.
Merchant Readiness and Property Coordination
  • Coordinate merchant move-ins, move-outs, fixtures, signage, and opening readiness with property management, Operations, and Security.
  • Monitor common-area presentations, kiosk and retail merchandising unit standards, tenant operating requirements, and approved uses; document concerns and coordinate follow-up.
  • Maintain current knowledge of available spaces, approved placements, permanent-tenant restrictions, and operational requirements; route questions to the appropriate team.
  • Participate in leasing reviews and property meetings, maintain accurate reports, and assist the General Manager with related property projects and tenant concerns as needed.

Marketing and Event Support

  • Encourage retailer participation in property promotions and events; gather tenant offers, business updates, and opening information for Marketing.
  • Identify and lease approved space for pop-ups, markets, vendors, sampling, and temporary activations; coordinate proposals with Marketing and property management to avoid overlapping commitments.
  • Refer advertising, sponsorship, and partnership opportunities to Marketing and coordinate any related space needs, merchant participation, or on-site logistics.
  • Support smaller in-mall activities and approved events through tenant and vendor communication, scheduling, and setup coordination with the property team.
  • Until a dedicated Marketing professional is hired and responsibilities are transitioned, provide limited support for approved promotions, routine website and social updates, and event coordination as prioritized by leadership. Scope will be reviewed when the staffing decision is confirmed.

Qualifications and Competencies

  • Two or more years of experience in specialty leasing, retail sales, business development, shopping center management, or a related field preferred. Experience with temporary leasing, contracts, or tenant coordination is a plus.
  • Proven prospecting, relationship-building, negotiation, and follow-through skills; comfortable with regular in-person canvassing and revenue goals.
  • Strong written and verbal communication, attention to detail, time management, and ability to interpret agreements and basic financial and sales reports.
  • Proficiency in Microsoft Word, Excel, PowerPoint, Outlook, and prospect or customer relationship management systems.
  • Self-directed and adaptable, with the ability to collaborate with tenants, property teams, vendors, and corporate departments.
  • Bachelor’s degree preferred; an equivalent combination of relevant education and experience will be considered.

Work Schedule and Environment

Primarily on-site, generally Monday through Friday, with regular off-site canvassing and occasional evening or weekend work for tenant openings, events, and business needs. Work includes computer and telephone use, property walks, and tenant and prospect visits. Reasonable accommodations may be made to enable qualified individuals to perform essential functions.
