About the Role

We're looking for a hands-on Operations Manager to take care of Bunbury Forum, keeping everything running smoothly, safely, and looking sharp. This is a on the ground role where you'll be out and about on-site every day, not stuck behind a desk.

You'll be the go-to person for all things operations, from walking the centre and checking that everything's in top shape, to coordinating contractors, managing maintenance, and making sure our retailers and customers have a safe, well-maintained environment.

What You'll Be Doing

This role is all about being present, proactive, and practical. Here's what a typical week looks like:

On the Ground Every Day

• Walk the centre daily, checking plant rooms, car parks, common areas, amenities, and back of house spaces
• Spot issues before they become problems and get them sorted fast
• Complete property inspection reports and follow up on actions

Keeping Things Running

• Maintain all building systems, plant, and equipment to Australian Standards
• Coordinate and manage contractors (cleaners, security, HVAC techs, electricians, plumbers etc.)
• Keep the Preventative Maintenance Schedule up to date and actioned

Health, Safety & Compliance

• Make sure fire safety, essential services, and security systems are maintained
• Ensure OH&S compliance across all operations and contractor activity
• Respond to incidents, complete reports, and liaise with insurers when needed
• Be available for after-hours operational emergencies

Retail & Tenant Liaison

• Build strong relationships with retailers through regular face-to-face contact
• Keep them informed about planned works, Centre Rules, and WHS requirements
• Manage minor fit-outs and coordinate building works with minimal disruption

Budget & Planning Support

• Assist the Centre Manager prepare budgets
• Manage the Operational Budget
• Assist with Capital Works planning and delivery

Who This Role Suits

This job is perfect for someone with a trades or technical background who's ready to step into a more varied role .

You'll need:

• Strong practical knowledge of building systems, plant, and equipment
• Good understanding of Australian Standards, Building Codes, and OH&S
• Excellent communication skills
• Self-motivated
• A keen eye for detail and a genuine pride in keeping things running well

Desirable:

• Experience in retail property or shopping centre environments
• Formal qualifications in Property, Facilities Management, or a related trade
