Job Summary
Responsible for planning, estimating and scheduling of work to be performed by the maintenance staff. Maintenance Administrator for the CMMS system. Assist in Procuring all materials required for the execution of corrective and preventive maintenance tasks. Assures that work is performed in an efficient and quality manner and that all established operational and safety processes, procedures and work practices are adhered to.
Essential Duties & Responsibilities
Estimate labor and material requirements for corrective and preventive maintenance activities.
Plan and Schedule the execution of maintenance tasks with minimal impact on production activities.
Assist in Procuring all materials required for the Maintenance department.
Assist crafts and manager with troubleshooting complex failures and executing corrective actions in the field.
Closes out maintenance work orders in the CMMS work order system.
Interface with Production staff, Maintenance Manager and Maintenance Supervisor in scheduling work tasks with minimal impact on production activities.
Generates purchase requisitions and Schedules the maintenance activities being performed by sub-contractors.
Enters equipment and PM task lists in CMMS system as required.
Receives trouble calls, generates work order, and Plans/Schedules the work.
Generates maintenance reports from the CMMS system as required.
Support all energy conservation initiatives.
Safety Duties: Ensure safe working conditions are being maintained in areas under his/her care and take corrective action when notified of any safety violations.
Qualifications
Minimum Requirements
1. Preferred seven years direct experience in commercial building operations and maintenance.
2. High school diploma or equivalent and technical school certification.
3. Strong applied knowledge of commercial HVAC, electrical and plumbing systems and equipment.
4. Strong functional knowledge of basic general maintenance, i.e. light carpentry, painting, minor electrical, locksmithing.
5. Proven ability to read, interpret and work from blue prints, schematics, diagrams, etc.
6. Previous experience in planner / scheduler role.
7. Good computer navigation skills.
8. Strong organizational skills.
9. Strong interpersonal and customer service skills.
10. Strong verbal and written communication skills.
11. Reliable in attendance and dependable in work performance.

Physical Demands
Frequent office deskwork requiring sitting, using phone and computer. Regularly requires extensive walking when performing site audits, troubleshooting problems with crafts and physical building checks. Occasionally requires associate to climb, stoop, kneel, crouch, and lift up to 50 pounds.
