Role Overview & Objectives:

  • This role serves as a key owner's representative focusing on machine learning compute components / equipment which are generally referred as racks / chips / GPUs and how it integrates with all other infrastructure in this data center campus. 

  • Minimum 8 years of total experience in related field 

  • Minimum 5 years of experience in mission critical projects’ construction environment which shall add into the total 8 years of minimum experience noted above 

  • This role will bring “best practice” and innovative experience to this project that will l facilitates the delivery of efficiencies in terms of design, construction, and operational transition process 

  • This role will comply with the owner’s standards for quality, optimal cost structure, and on-time delivery, and implement these standards into the overall framework of the project 

  • This role will act as an extension of the owner's centralized internal and managed service model teams to assist in maintaining project level schedule, cost controls, and reporting in line with owner’s requirements.

  • To be clear, the core schedule, cost tracking, and maintenance will be done by others, but MLDORPM is expected to help enforce policy, gather information, and troubleshoot in the field 

  • MLDORPM is responsible for overseeing the entire process of rack infrastructure integration through construction, installation of complex systems, rigorous testing, and fu l commissioning to ensure a l system function as designed under load 

Core Scope of Work & Responsibilities

  • Participate in leadership briefings and decision-making processes with respect to the project in supporting the owner's internal project management team 

  • Review and validate owner’s needs and business requirements for the project, including functional requirements, environmental standards, levels of quality, commissioning process, and business needs in order to protect owner’s interests throughout the course of the project 

  • Acquire a thorough understanding of and assist in establishing owner’s requirements for project relating to budget, program, and schedule 

  • Review and provide timely comments to the owner regarding the design team's program for the preparation of drawings, specifications, schedules, and all other design and cost information.

  • At all times, ORPM will act to align and balance design deliverables and construction requirements pertaining to rack integration and get facility to compute ready 

  • Provide and (where appropriate) ensure that the documents make provision for all necessary information required by the local planning / building department / fire department etc., and, while not responsible for obtaining permits, act as a partner with the owner and general contractor in obtaining permits to timely execution of project 

  • Advise on and issue appropriate notices on behalf of the owner to the relevant parties in relation to procedures and other practical matters arising under the project agreements 

  • Risk mitigation strategies: Continually evaluate the progress of the work and identify potential risks to the project, including risks to quality, budget, and schedule.  

  • Document control collaboration: ORPM will assist the owner's internal document management and technical writing team in making sure their requirements / needs are well-defined and detailed in the contracting process. 

  • For clarity, this is not an expectation for the ORPM to act as document control coordinator (DCC) but rather to 

  • assist the owner’s DCC as an agent in the field when needed to help facilitate process or troubleshoot issues 

  • Preparation of conditions: ORPM will assist the owner in the preparation of special conditions and general conditions for the project with specific emphasis including construction phasing and construction sequencing, as well as balance of services between GC and trades 

  • Executive partner alignment: Participate in monthly ca l with the executives or principals from a l of the key 

  • partners to address any open items, concerns, or issues during the execution of the project 

  • Budget management facilitation: Support maintenance of the project budget, inclusive of a l contract and payment status logs for all contracts held directly by the owner, with the owner’s project controls team, both regionally and at a corporate level. This includes reconciliation of capital budget at project completion 

  • Schedule tools management: Support implementation by the GC of owner's defined schedule tools including integrated P6 schedule format, identifying critical tasks, dependencies, and durations for a l major activity. 

  • Audit to ensure it follows owner schedule requirements and resource/unit loading 

  • Schedule optimization: Study alternative schedules and concurrent activities between projects and identify opportunities for owners to improve delivery. Incorporate a l key milestone in the sourcing of a l project team members and ensure their commitment to milestones. 

  • Schedule evaluation & gaps identification: Consolidate consultant and contract schedules and evaluate progress such that agreed-upon project milestones are maintained. Routinely review schedule details and identify any gaps which may impact timely completion. 

  • Schedule delay mitigation: Manage efforts of the project team to eliminate impacts to the timely completion of the project, and perform problem-solving tasks with respect to any portion of the work that is behind schedule while providing regular and transparent communication to the owner

Key Activities & Deliverables

  • Bi-weekly or weekly management reporting: Report design delivery status, design issues, RFIs, submittals, procurement highlights, budget status (approved, committed, pending, projected variance, etc), milestone tracking, 3-week Look ahead highlights, key action items, and safety focus 

  • Kickoff alignment: Participate in project kickoff meeting at the start of construction, including review of a l construction administration processes and procedures and creation of documentation for the same 

  • Decision support: Report on matters requiring decisions by the owner regarding design, specifications, costs, schedule, or program, providing recommendations supported by analysis and data 

  • Meeting attendance: Attend meetings with the owner, other consultants, and the construction manager as needed to keep the project on track 

  • Field execution management: Maintain owner's on-site documentation in a secure environment.

  • Help lead weekly progress meetings with the design team, GC/CM, and owner 

  • Delay avoidance: Active management with the goal to avoid compensated project delay not occasioned by owner direct changes. Identify and mitigate such circumstances 

  • On-site point of contact: Act as on-site point of contact for owner's project stakeholders, informing them of budget, schedule, and quality implications of ongoing activities and decisions 

  • Field coordination facilitation: Help facilitate on-site coordination of activities and interaction of a l project team members, troubleshooting communication or collaboration issues 

  • On-site monitoring: Responsible for regular on-site monitoring of the construction process against established schedules/procedures 

  • Submittal oversight: Monitor the status of al shop drawings, product data, samples, etc. submitted by the CM. 

  • Address critical submittals during weekly meetings and coordinate contractor incorporation into overall schedule.

  • Ensure stipulated review times are included in trade contracts 

  • RFI process supervision: Supervise the design team and contractor in tracking RFI status. Resolve critical items during weekly meetings and coordinate incorporation of RFI effects into the schedule 

  • BIM modeling coordination: Coordinate BIM modeling efforts for the building's core and shell with the GC and design teams, identifying risks and advising on redesign impacts. Work with the front-end planning (FeP) team on overall campus builds sequencing and logistics 

  • Milestone dates coordination: Coordinate with the DCS Program Manager to drive committed Lego start date (CLSD) milestone dates focusing on early floor access (EFA) to facilitate partner team rack deployment. Drive CLSD checklist meetings 

  • Change order Review: Prepare and maintain a change order log in the owner's system identifying directive number, description, estimates, agreed costs, dates, and status. Validate contractors change order requests for cost and schedule impacts 

  • Progress payments coordination: Coordinate review and approval of periodic payment requests from the contractor, documenting all adjustment and making recommendations for payment to owner 

  • Commissioning lifecycle support: Manage commissioning teams’ development of a comprehensive Level 1 to Level 5 test plan. Establish and communicate a plan for integrating the owner's operations team into the commissioning cycle. Implement a commissioning Issues log 

  • Startup validation: Confirm that the Cx works with the CM and subcontractors to develop coordinated start-up plans and start-up documentation formats, including prefunctional checklists 

  • Functional performance tests: Confirm that the Cx develops specific equipment and system functional performance test procedures. Coordinate with Cx and contractor on relevant directives by local authority inspections and correct non-compliance 

  • Project handover & closeout: Act as field agent for the owner document control coordinator to facilitate document closeout. Assist in planning handover for occupation and monitor implementation.

  • Coordinate and verify completion of owner personnel training. 

  • Punchlist drive: Manage the design team, owner, and contractor in establishing and driving Punchlists, including phasing based on occupancy requirements. Driving the process to completion

Key Inputs, Dependencies & Tool Requirements:

  • Design deliverables alignment: Design manager coordination on design packages (BOD, SDs, DDs, CDs). 

  • Architect/engineer reviews of building codes and agency having jurisdiction (AHJ) requirements 

  • Preconstruction estimates: Preconstruction progress reviews, independent trade cost estimates at schematic design (35%), design development (65%), and construction documents (100%) 

  • Technical inspection services: Sourced technical testing reports (concrete testing, structural reviews, moisture testing) and third-party inspection findings 

  • Schedule tools & system: Project level Primavera P6 schedule file, owner's schedule loading standards, and integrated master schedule logic 

  • Budget log tools: Owner-defined financial tools, contract status log, capital budget spreadsheets, and LON logs 

Preferred Education and Experience:

  • Education: BS in Construction Management, Engineering, QS, Architecture, or related field

  • Experience: 8+ years of experience in Project Management, engineering, or construction management

  • Preferred Certification: CCM, PMP, PE, AIA, LEED

The salary range for this full-time role is $115,700.00-$161,966.69 per year. Ranges are determined based on the position, geography, client and industry experience and level, and represent a good faith effort to provide a fair and equitable salary. This range reflects base salary only, and not the total compensation package. Cumming Group reserves the right to pay more or less than the posted range, depending on a candidate’s experience, skills, and qualifications, including client requirements.
