Department: Property Operations / Maintenance
Reports To: Maintenance Supervisor and/or Property Manager
Supervisory Responsibilities: None
Classification: Hourly, Non-Exempt (Eligible for Overtime)


Position Summary

The Make Ready Technician is responsible for preparing vacant apartment homes for new residents in accordance with company and property standards. Working under the direction of the Maintenance Supervisor and/or Property Manager, this position performs repairs, replacements, painting, cleaning, and other maintenance activities necessary to ensure apartment homes are safe, functional, attractive, and move-in ready.

The Make Ready Technician plays an important role in supporting leasing demand by completing apartment turns accurately and efficiently while maintaining high standards of workmanship, safety, cleanliness, and resident service. The position also assists with resident service requests, preventive maintenance, grounds and common-area upkeep, and other property maintenance needs as assigned.


Essential Duties and Responsibilities

Apartment Make-Ready & Maintenance

  • Prepare vacant apartment homes for move-in according to company and property standards and established timelines.
  • Review, organize, and prioritize make-ready work orders and follow direction from the Maintenance Supervisor and/or Property Manager.
  • Inspect vacant apartments and identify repairs, replacements, cleaning, painting, and other work required to achieve market-ready condition.
  • Complete necessary repairs and replacements within the scope of the position and promptly communicate additional repair or replacement needs to the supervisor.
  • Perform general maintenance activities, including painting and touch-up work, drywall repair, plumbing repairs, tile work, carpentry, minor electrical repairs, appliance troubleshooting, and light HVAC-related repairs within the employee's training and authorized scope.
  • Apply touch-up paint as needed throughout apartment interiors and exterior entrances.
  • Remove trash, debris, discarded materials, and supplies from apartments before, during, and after make-ready activities.
  • Complete apartment turns as efficiently as possible while maintaining established quality standards and supporting property leasing needs.
  • Maintain clean, organized, and safe work areas, particularly when vacant apartments may be shown to prospective residents.
  • Respond to resident maintenance and service requests as assigned.
  • Properly use and care for tools, equipment, appliances, ladders, and other maintenance materials.

Property & Team Support

  • Assist the maintenance and management teams with property operations as needed.
  • Support groundskeeping, pool maintenance, housekeeping, apartment inspections, distribution of notices, common-area maintenance, and other property-related duties as assigned.
  • Immediately pick up litter or debris observed in exterior and common areas to help maintain the appearance of the community.
  • Assist coworkers and vendors as appropriate to support efficient property operations and excellent resident service.
  • Perform other duties and responsibilities assigned by the Maintenance Supervisor, Property Manager, or other authorized supervisor.

Safety Responsibilities

  • Identify, communicate, and correct unsafe or hazardous property conditions within the scope of the position.
  • Immediately report unsafe conditions, incidents, or maintenance concerns to the appropriate supervisor.
  • Follow all company safety policies and applicable local, state, and federal safety requirements.
  • Maintain work areas, tools, and equipment in a clean, orderly, and safe condition.
  • Use appropriate safety procedures and personal protective equipment when performing assigned duties.

Resident Relations & Professional Conduct

  • Represent the community and Cypressbrook Multifamily Management in a professional and courteous manner.
  • Provide residents, prospective residents, coworkers, vendors, and visitors with helpful and respectful service.
  • Support resident satisfaction and retention by responding to maintenance needs with a positive, service-oriented attitude.
  • Communicate effectively with residents, coworkers, supervisors, management, and vendors.
  • Accept responsibility for assigned tasks and complete work accurately and within established timelines.
  • Maintain a neat, clean, and professional appearance while working or otherwise representing the community.
  • Contribute to a positive, collaborative team environment focused on serving residents and maintaining a successful community.

Qualifications & Experience

  • Minimum of one (1) year of general maintenance experience preferred.
  • At least six (6) months of apartment maintenance or multifamily housing maintenance experience preferred.
  • Fair Housing certification required or ability to obtain certification as required by the company.
  • Working knowledge of painting, drywall repair, and plumbing.
  • Ability to perform common apartment make-ready functions, including plumbing repairs, tile work, painting, drywall repair, carpentry, minor electrical repairs, appliance troubleshooting, and light HVAC-related repairs within authorized scope.
  • Basic knowledge of maintenance tools, equipment, appliances, and ladder safety.
  • Ability to complete routine make-ready and maintenance tasks independently without unnecessary reliance on outside contractors.
  • Strong communication, organization, prioritization, and time-management skills.
  • Ability to work effectively with residents, supervisors, coworkers, management, and vendors.
  • Ability to manage multiple work orders and changing property priorities while maintaining quality standards.
  • Ability to work a varied schedule, including weekends and/or holidays, when required.
  • Must meet applicable company employment requirements, including drug testing where permitted and required by company policy and applicable law.
  • Regular and reliable attendance is an essential function of the position.

  • Strong organizational and time-management skills with the ability to prioritize assignments and complete work accurately and efficiently.
  • Strong verbal communication and interpersonal skills with the ability to communicate professionally with residents, coworkers, supervisors, management, and vendors.
  • Ability to work effectively both independently and as part of a team while maintaining a resident-focused, service-oriented approach.
  • Professional appearance and conduct while on the property and when representing the company.
  • Dependable and able to work a flexible schedule, including weekends and/or holidays, as business needs require.
