Description
Residential Property Management | New York City
Upward On is partnering with a New York City residential management company and is seeking a hands-on, highly organized Property Manager to oversee the day-to-day operations of a beautiful 188 unit residential building in Coney Island, Brooklyn.
This is a highly visible role requiring someone who is comfortable being in the building, interacting directly with tenants, managing on-site staff, and staying on top of the financial and administrative details that keep a property running smoothly.
A major focus of the position will be rent collections, lease renewals, and subsidy/voucher administration, so we are looking for someone who is persistent, responsive, detail-oriented, and comfortable following issues through to resolution.
Responsibilities
-
Take ownership of rent collections, proactively following up on outstanding balances and addressing payment issues quickly.
- Oversee leasing activity, drive lease renewals, communicating with residents well ahead of expirations and closely tracking renewal activity.
-
Manage tenant accounts involving Section 8, CityFHEPS, HRA, and other subsidy/voucher programs, including renewals, recertifications, rent adjustments, and required documentation.
-
Work directly with HRA, NYCHA/PHA, caseworkers, and other agencies to resolve payment or documentation issues and prevent lapses in subsidy payments.
-
Serve as a primary point of contact for residents, developing strong tenant relationships and responding promptly and professionally to questions, concerns, and building issues.
-
Oversee small staff, including supers and porters, ensuring responsibilities are clearly communicated and work is completed properly.
-
Conduct regular property walkthroughs and remain closely involved with the overall condition, cleanliness, maintenance, and operation of the building.
-
Identify maintenance and operational issues early and coordinate with the appropriate parties to resolve them before they escalate.
-
Maintain accurate tracking of rent collections, renewals, voucher expirations, recertifications, and other critical dates.
-
Communicate regularly with ownership and the back office, providing clear updates on collections, renewals, tenant matters, staffing, and building operations.
Qualifications
-
Prior experience in NYC residential property management strongly preferred.
-
Experience working with subsidized housing and voucher programs, particularly Section 8, CityFHEPS, and HRA.
-
Strong understanding of rent collections, lease renewals, and tenant relations.
-
Comfortable supervising and holding on-site building staff accountable.
-
Excellent organizational skills with strong attention to follow-up and documentation.
-
Confident communicating with residents, ownership, staff, agencies, and outside partners.
-
Proactive and solutions-oriented—you identify issues early and stay with them until they are resolved.
-
Detail-oriented, particularly when working with rent rolls, leases, subsidy documentation, and deadlines.
The Right Person
You are hands-on, persistent, organized, and accountable. You understand that successful property management is as much about relationships and follow-through as it is about operations. You know your building, know your tenants, know where collections and renewals stand, and keep ownership informed.
This is an excellent opportunity for an experienced residential property manager who enjoys taking true ownership of a building and making a measurable impact on its performance.
