Commercial Roofing Service Manager
The Commercial Roofing Service Manager is responsible for building, growing, and managing the commercial roofing service operation. This is a highly hands-on position for an experienced commercial roofing professional who is comfortable wearing multiple hats and taking direct ownership of the department's success.
Initially, this individual will personally handle many of the responsibilities that may eventually be supported by additional team members as the department grows. This includes business development, sales, estimating, customer relationship management, scheduling and dispatching, recruiting support, employee training, maintenance programs, and budget and profitability management.
The ideal candidate is entrepreneurial, self-directed, customer-focused, and experienced in commercial roofing service. This person should be equally comfortable meeting with customers, inspecting roofs, developing scopes and estimates, selling work, scheduling crews, training employees, and reviewing department financial performance.
Key Responsibilities
Business Development & Sales
- Actively develop new commercial roofing service business through prospecting, networking, referrals, existing customer relationships, and other business development activities.
- Build and maintain strong relationships with property managers, facility managers, building owners, general contractors, and other commercial customers.
- Identify opportunities for roof repairs, preventative maintenance, maintenance agreements, restoration systems, and additional roofing services.
- Conduct customer meetings, roof inspections, and job walks.
- Develop scopes of work, estimates, pricing, and proposals.
- Present proposals, discuss pricing and solutions with customers, negotiate when appropriate, and close service work.
- Follow up with customers to generate repeat business and long-term service relationships.
- Build and manage a pipeline of current and prospective service opportunities.
Service Operations & Project Management
- Take direct ownership of daily service operations until the department grows enough to support additional operational staff.
- Receive, prioritize, schedule, and dispatch service calls and work orders.
- Coordinate technicians, materials, equipment, customer access, and project requirements.
- Review service requests and determine appropriate repair solutions.
- Perform roof inspections and assist with troubleshooting complex roofing issues.
- Create job scopes and determine labor, material, equipment, and scheduling requirements.
- Monitor active service work to ensure projects are completed safely, efficiently, and according to company quality standards.
- Ensure appropriate job documentation, photographs, service reports, and customer communication are completed.
- Respond to emergency service needs when required.
Estimating & Maintenance Programs
- Personally estimate commercial roofing repair and maintenance work.
- Develop accurate labor and material estimates based on field conditions and customer requirements.
- Create and grow preventative maintenance and roof management programs.
- Identify opportunities to transition customers from individual service calls into ongoing maintenance relationships.
- Maintain accurate records of customer roof systems, repairs, inspections, recommendations, and future service needs.
Team Building, Recruiting & Training
- Help build the service team as department volume increases.
- Partner with the Talent Acquisition team to identify, interview, and hire qualified service technicians and future department support staff.
- Participate directly in interviewing and selection decisions.
- Train and develop service technicians on roofing systems, troubleshooting, repair techniques, customer service, documentation, and company expectations.
- Establish clear expectations for safety, productivity, quality, and customer service.
- Develop processes and procedures that allow the department to scale as additional employees are added.
Customer Relations
- Serve as the primary point of contact for service customers.
- Communicate directly with customers regarding inspections, recommendations, scheduling, project status, pricing, and completed work.
- Provide responsive, professional customer service throughout the service process.
- Address customer concerns and resolve service-related issues quickly and professionally.
- Develop trusted customer relationships that lead to repeat business and referrals.
Budget & Profitability
- Take ownership of service department revenue, expenses, job costs, margins, and overall profitability.
- Monitor labor, material, equipment, and subcontractor costs.
- Review job performance against estimates and identify opportunities to improve margins.
- Develop and manage department budgets and financial goals.
- Partner with branch and company leadership to establish revenue and growth targets.
- Make responsible staffing and operational recommendations based on department volume and profitability.
- Help determine when department growth supports adding additional technicians, dispatch, estimating, sales, or administrative resources.
Administrative Responsibilities
- Maintain accurate service records, estimates, proposals, work orders, customer information, and job documentation.
- Coordinate with accounting regarding invoicing, collections, job costing, and customer accounts.
- Manage purchasing and inventory needs for service materials, tools, and equipment.
- Maintain an organized pipeline of estimates, active work, recurring customers, and future opportunities.
- Utilize company systems and technology to track department activity and performance.
Qualifications
Required
- Strong commercial roofing service experience, including roof inspections, troubleshooting, repairs, estimating, and customer interaction.
- Knowledge of low-slope and commercial roofing systems such as TPO, PVC, EPDM, Modified Bitumen, BUR, coatings, and related systems.
- Demonstrated ability to develop customer relationships and generate new business.
- Experience estimating and pricing commercial roofing repairs and service projects.
- Ability and willingness to personally perform the sales, estimating, scheduling, customer service, and operational functions necessary to build the department.
- Strong understanding of job costing, margins, budgets, and profitability.
- Ability to work independently, prioritize multiple responsibilities, and make decisions in a fast-moving environment.
- Strong leadership, communication, organization, and problem-solving skills.
- Comfortable working both in the field and in an office environment.
- Proficient with Microsoft Office and able to learn service, estimating, CRM, and construction management systems.
- Valid driver's license and acceptable driving record.
Preferred
- Previous experience building or growing a commercial roofing service department.
- Previous leadership or supervisory experience.
- Experience developing preventative maintenance agreements or roof management programs.
- Experience recruiting, training, or developing commercial roofing technicians.
- OSHA 10 or OSHA 30 certification.
- Experience with CRM, estimating, or construction project management systems.
What Success Looks Like
Success in this position will initially be measured by the individual's ability to personally generate business, build customer relationships, estimate and close profitable service work, coordinate successful execution, and establish the foundation of a growing service department.
As service volume and profitability increase, additional employees and resources may be added to support functions such as dispatching, estimating, sales, administration, and field operations. The Service Manager will then transition appropriate responsibilities to those team members while continuing to lead the department's growth, customer relationships, operational performance, and profitability.
