Position Overview
The Project Engineer / BIM Modeler supports Northland's Project Management, Estimating, and Field Operations teams through BIM modeling, drawing review, project coordination, quantity analysis, constructability review, documentation, and field support.
The position develops accurate 2D and 3D models and construction documents, identifies coordination and constructability issues, supports project pursuits and estimating, and provides field teams with practical information needed to execute Northland's work.
The ideal candidate is detail-oriented, technically capable, comfortable working with construction drawings and models, and interested in developing a strong understanding of commercial concrete and masonry construction.
Key Responsibilities
BIM Modeling, Layout & Construction Documents
- Create and maintain project layout files using 2D AutoCAD and develop 3D models using Revit, AutoCAD, SketchUp, or similar software.
- Confirm building geometry and Northland's scope are accurately coordinated with design drawings and other trades.
- Update layouts and models as drawings, shop drawings, ASIs, and revisions are issued.
- Model work to appropriate construction tolerances and develop models that can be utilized by field personnel.
- Create field-specific construction visuals, including CMU elevations, in-slab coordination, post-tensioned structures, embeds, columns, formwork, and other details.
- Maintain accurate, organized project documentation and project control information.
Drawing Review, Coordination & Constructability
- Perform comprehensive drawing and model reviews to identify coordination, constructability, and scope issues before they reach the field.
- Coordinate Northland's work with structural steel, precast, elevators, anchor bolts, and other trades.
- Review CMU coursing, door frame sizes, floor slopes, drainage, ADA requirements, and other construction details.
- Prepare and track RFIs and assist with resolving technical issues.
- Track drawing revisions, ASIs, scope changes, and related project information.
- Attend and support design and coordination meetings, both virtually and on site.
Floor Finish, Slope & Control Joint Planning
- Perform slope and drainage studies using Revit, AutoCAD, Bluebeam, or similar software.
- Develop floor finish plans and confirm specified finishes and scope requirements.
- Review mix designs and reinforcement requirements related to specified floor finishes.
- Develop control joint plans and identify locations and quantities for slabs-on-grade, masonry, brick, and site scopes.
- Identify potential drainage, finish, or constructability issues and communicate solutions to the project team.
Preconstruction, Pursuit & Estimating Support
- Support project pursuits, preconstruction, quantity analysis, scheduling, and site logistics planning.
- Develop models and visuals for visualization, quantity analysis, constructability, and project execution planning.
- Assist with site logistics, including pump truck, tower crane, material staging, and other operational planning.
- Perform quantity takeoffs and provide Project Managers and Estimators with quantity breakdowns for bids, scope changes, cost adds, credits, and change orders.
- Upload and organize revised drawings, estimates, proposals, submittals, site logistics plans, and other project information in PlanGrid or applicable project management platforms.
Project Sequencing & Scheduling
- Develop sequencing visuals to support field operations and project schedules.
- Identify construction joint locations and quantities for post-tensioned structures.
- Assist with formwork procurement and planning.
- Help project teams understand the relationship between sequencing, manpower, materials, equipment, and schedule.
Submittals & Material Quantity Management
- Review and coordinate Northland-related submittals, including rebar and formwork shop drawings.
- Review submittals from other trades, including structural steel, anchor bolts, elevators, precast, and specialty trades.
- Identify conflicts and coordinate revisions as necessary.
- Develop grade and brick ledge elevation drawings.
- Generate accurate CMU and brick quantities to support purchasing and procurement.
- Submit product data and required documentation for project approvals.
Field & Project Team Support
- Provide technical support to Foremen, Superintendents, and other field personnel.
- Assist with plan reading, drawing interpretation, BIM model use, and field coordination.
- Help identify and resolve drawing, coordination, and constructability issues encountered in the field.
- Translate drawings and BIM models into practical field solutions.
- Serve as a resource connecting the office, field, subcontractors, suppliers, and other project stakeholders.
- Assist Project Managers and Estimators with project documentation, scope changes, change orders, takeoffs, and other project needs.
