A day in the life

Prologis Ventures invests in and builds businesses across logistics, energy, digital infrastructure, mobility, and the built world. As an Investment Associate, you will evaluate and execute investments from Series A through IPO through market research, customer diligence, financial analysis, and investment thesis development. You will work with Prologis investment platforms, customers, founders, and investors to connect market and operating needs with investment opportunities and portfolio growth. The role combines research, financial underwriting, transaction execution, and active portfolio support.

Key responsibilities include:

  • Develop market maps and investment theses using customer economics, value-chain analysis, competitive research, and expert and customer interviews.
  • Lead market, product, technology, financial, customer, and competitive diligence; analyze data rooms, organize reference checks, and document risks and mitigants.
  • Build and maintain driver-based financial models, including scenario, sensitivity, and investment-return analyses.
  • Establish portfolio KPIs and reporting; compare performance with underwriting assumptions and recommend follow-on investment or governance actions.
  • Work with Prologis platform teams to turn diligence findings into pilots, success measures, and plans to address adoption barriers.
  • Source opportunities against defined investment theses; prioritize the pipeline, track next steps, maintain CRM records, and build relationships across the NYC venture ecosystem.
  • Coordinate stakeholders and maintain process records, issue logs, and clear updates on progress, risks, decisions, and timing through closing.

  • Ability to conduct fundamental market and company research and turn findings into clear recommendations.
  • Ability to write concise, executive-ready materials that state assumptions, scenarios, risks, and decision thresholds.
  • Ability to manage multiple workstreams, maintain accurate process documentation, and move work forward with incomplete information.

Preferred:

  • Advanced degree, such as an MBA, MS, or PhD.
  • Experience with venture capital or private equity transactions.
  • Experience with investment research, CRM, or portfolio platforms such as AlphaSense, PitchBook, or Affinity.
  • Demonstrates willingness and capability to leverage emerging technology, automation, and AI tools to improve efficiency, quality, and speed. Exercises sound judgment, creative thinking, and accountability for outcomes.
