The Community & Maintenance Manager is responsible for the full operational leadership of the mobile home community, overseeing property management and maintenance functions as a single, integrated role. This includes ensuring financial performance, resident satisfaction, and compliance with company policies and legal requirements, while directly supervising the maintenance team, managing the maintenance budget, and ensuring timely, cost-effective, and safe upkeep of the community. Responsibilities span rent collection, lease enforcement, resident relations, home sales, and community engagement, together with maintenance staff supervision, preventative maintenance planning, vendor coordination, and hands-on technical work as needed. This role combines strategic planning, resource management, and day-to-day operational oversight to maintain a safe, well-run, and financially sound community.


Community & Maintenance Manager Compensation:

Mobile Home Community & Maintenance Manager Responsibilities:


Leadership & Team Supervision:

  • Directly supervise and manage the work of maintenance employees.
  • Plan, assign, and review daily and weekly work schedules for the maintenance team.
  • Conduct performance evaluations, provide coaching, and oversee training for maintenance staff.
  • Make recommendations regarding hiring, promotion, discipline, and termination that are given significant weight in final decisions.
  • Ensure team compliance with all company policies, safety regulations, and applicable codes.

Financial & Administrative Management:

  • Manage daily transactions related to rent collection, fees, and payments using Rent Manager.
  • Prepare bank deposits, reconcile resident accounts, and generate financial reports.
  • Monitor resident delinquencies, communicate outstanding balances, and implement collection procedures.
  • Process and approve invoices from vendors and contractors (property and maintenance-related), ensuring proper coding, cost-effectiveness, and reconciliation.
  • Enforce lease agreements and oversee eviction procedures as necessary.
  • Process resident move-outs, including security deposit reconciliation and final disposition.

Maintenance Budget & Operational Management:

  • Develop, manage, and monitor the annual maintenance budget, including labor, materials, and contracted services.
  • Monitor expenditures and ensure cost-effective use of resources across property and maintenance operations.
  • Establish and oversee preventative maintenance schedules.
  • Evaluate and implement operational improvements for efficiency and quality.

Property Operations, Maintenance & Project Oversight :

  • Oversee the upkeep of common areas and coordinate all maintenance and repairs.
  • Manage and prioritize maintenance requests, ensuring timely and quality completion.
  • Lead make-ready and turnover processes for vacant homes to prepare for new residents.
  • Oversee large-scale repair or improvement projects, including project planning, bidding, vendor selection, and quality control.
  • Participate in strategic planning for property upkeep, capital improvements, and facility upgrades.
  • Develop and implement preventative maintenance programs for homes, community infrastructure, and equipment.
  • Conduct regular inspections to identify risks, maintenance needs, and code violations.
  • Ensure compliance with community policies and safety standards.
  • Regularly walk and inspect the property, including uneven terrain, to identify maintenance needs, safety hazards, and property condition concerns.
  • Perform property oversight and maintenance-related duties outdoors in varying weather conditions and environments that may include noise, dust, and mechanical or electrical equipment.

Vendor & Contractor Coordination:

  • Work with vendors and contractors to ensure services are completed effectively and efficiently.
  • Maintain vendor relationships and negotiate service agreements.
  • Schedule and supervise third-party vendors for specialized or large-scale maintenance projects.
  • Review vendor work quality and ensure it meets required standards.

Hands-On Technical Work

  • Occasionally assist with repairs and maintenance work to meet urgent needs or provide specialized expertise.
  • Support the team in troubleshooting complex issues in plumbing, electrical, carpentry, HVAC, or other trade areas as required.
  • Serve as a technical resource for maintenance staff to ensure work meets professional standards.
  • Safely use hand tools, power tools, ladders, and other equipment associated with general property maintenance.
  • Perform maintenance activities that may require lifting and carrying up to 50 pounds, climbing ladders, and working at elevated heights.

Sales & Marketing

  • Collaborate with corporate teams to develop marketing strategies to meet occupancy goals.
  • Facilitate the sale of mobile homes within the community, including marketing, conducting tours, and negotiating terms.
  • Maintain records of home sales and transactions while ensuring compliance with applicable regulations.
  • Promote and showcase available homes to prospective residents, ensuring timely follow-ups.

Resident Relations & Community Engagement

  • Respond to resident concerns, questions, and service requests, including escalated maintenance issues in a timely and professional manner.
  • Promote a positive and welcoming community atmosphere while enforcing park rules.
  • Support community cleanliness and curb appeal by overseeing landscaping, trash removal, and groundskeeping.
  • Participate in local community activities to support and enhance the park's reputation.
  • Proactively identify and resolve safety hazards to promote a safe, welcoming environment.

Regulatory Compliance & Safety

  • Ensure adherence to the Federal Fair Housing Act and all applicable federal, state, and local housing laws.
  • Ensure compliance with OSHA and other applicable safety regulations and codes.
  • Train team members on safety procedures and ensure proper use of protective equipment.
  • Maintain accurate documentation of incidents, inspections, and maintenance activities.
  • Implement and enforce community policies to maintain a legally compliant living environment.

On-Call & Emergency Response

  • Maintain availability for after-hours, weekend, and holiday emergency response as needed.
  • Remain reachable and respond promptly to urgent property, resident, safety, or maintenance issues outside normal business hours.
  • Assess emergency situations and coordinate the appropriate response, including maintenance staff, vendors, contractors, or emergency services as necessary.

Mobile Home Community Manager Qualifications:


Minimum Qualifications

  • High school diploma or equivalent required; additional coursework or certification in property management or a trade field preferred. 
  • Prior experience in property/community management and in maintenance or facilities supervision, or equivalent combined experience. 
  • Proficiency with Rent Manager or similar property management software. 
  • Valid driver's license and reliable transportation. 
  • Relevant trade certifications preferred (e.g., EPA Section 608 for refrigerant handling, CPO for pool operations, HVAC/electrical/plumbing certifications). 
  • Demonstrated supervisory experience, including scheduling, coaching, and performance management. 
  • Working knowledge of Fair Housing Act requirements and OSHA safety standards. 

 Physical Requirements & Work Environment  

  • Ability to lift and carry up to 50 lbs; ability to climb ladders and work at heights. 
  • Ability to work outdoors in varying weather conditions and be exposed to noise, dust, and mechanical/electrical equipment. 
  • Ability to walk the property regularly, including uneven terrain, to conduct inspections and oversee work. 
  • Comfortable using hand and power tools associated with general maintenance trades. 

On-Call & Emergency Availability

  • Available for after-hours, weekend, and holiday emergency response as needed. 
  • Able to be reached and to respond promptly to urgent property or maintenance issues outside normal business hours.
