About the Role
This position plays a critical role in supporting the title production process by ensuring property records are accurate, complete, and properly documented. It offers an excellent opportunity for individuals interested in growing a career in title services, real estate, property research, or title examination.
What You'll Do
Title Research & Property Investigation
- Conduct thorough title searches using county records, online databases, and courthouse resources to gather deeds, mortgages, tax records, liens, judgments, easements, plats, and related documents
- Review legal descriptions, ownership transfers, and prior title reports to establish a clear property ownership history
- Research and verify recorded documents affecting title ownership and property interests
- Identify potential title issues, gaps in ownership history, or inconsistencies within the chain of title
- Stay informed of updates to county systems, recording practices, and title industry standards
Documentation & Reporting
- Prepare search packets, summaries, and supporting documentation for title examiners, abstractors, and underwriters
- Verify the accuracy and completeness of title search findings before submission
- Maintain organized electronic and physical records of research and documentation
- Assist with title updates, refinance searches, and document retrieval requests
Communication & Collaboration
- Communicate with county recorders, clerks of court, government offices, and internal team members to obtain missing or corrected information
- Respond to requests for additional documentation and research support
- Collaborate with title examiners and production staff to resolve title questions and research discrepancies
- Support efficient workflow by providing timely and accurate search results
Quality & Compliance
- Maintain high standards of accuracy, confidentiality, and professionalism
- Ensure compliance with company procedures and industry best practices
- Support continuous improvement efforts related to title research processes and documentation standards
- Contribute to a team environment focused on quality, service, and operational excellence
Requirements
What You Bring
Required Qualifications
- High school diploma required.
- Associate or bachelor's degree in a related field preferred
- Minimum one year of relevant work experience
- Strong attention to detail and analytical skills
- Excellent organizational and documentation abilities
- Effective written and verbal communication skills
- Ability to work independently and collaboratively within a team environment
- Proficiency with Microsoft Office Suite (Word, Excel, Outlook)
- Ability to successfully pass a background check
Additional preferred qualifications:
- Familiarity with Iowa or Midwest land records and courthouse processes
- Experience reading legal documents, maps, surveys, and property descriptions
- Knowledge of title insurance or real estate transaction processes

Work Environment & Schedule
- Full-time position
- Monday-Friday schedule
- Primarily office-based work with frequent computer use
- Occasional travel to county offices or courthouses as needed
- Frequent use of computer, phone, and standard office equipment
- Must be able to lift up to 25 pounds at times
- Reliable transportation may be required for courthouse visits and daily deposits
