Job Overview

The Maintenance Technician is responsible for performing routine building and facility maintenance tasks, including carpentry, electrical, heating, ventilation, plumbing, snow removal, lawn care, general cleaning, and other duties as assigned by the Lead Maintenance Technician. This position supports Progress Valley’s mission by helping maintain safe, clean, functional, and welcoming environments for clients, staff, visitors, and residents.

The Maintenance Technician must be able to work independently, use sound judgment, follow safety and compliance requirements, maintain strict client confidentiality, and relate positively to people from diverse backgrounds. The position requires professionalism, flexibility, and the ability to respond appropriately to facility needs, including physical tasks and occasional urgent or off-hour situations.

Essential Responsibilities

Service

Provides respectful, timely, and reliable maintenance support that helps maintain safe and functional spaces for clients, staff, residents, visitors, vendors, and co-workers.

  • Complete maintenance work orders and maintenance requests as assigned; document actions taken and costs and submit to the supervisor.
  • Complete grounds work as directed, which may include trash pick-up, sweeping, maintaining landscaping beds, lawn mowing, snow removal, roof and grounds inspections, and corrective action as needed.
  • Assemble and move furniture in Progress Valley facilities, spaces, and sober housing apartments as needed.
  • Clean rooms, offices, hallways, group rooms, lounges, stairways, parking lots, and other work areas as needed.
  • Maintain a professional and courteous manner with all clients, vendors, contractors, co-workers, and other stakeholders.

  • Assure safety standards are used and comply with all local, city, state, and federal guidelines.
  • Ensure compliance with fire and safety codes and regulations.
  • Understand and follow vulnerable adult policy and reporting procedures, incident/accident reporting policies and procedures, and emergency fire and weather policies and procedures.
  • Secure receipts for purchases and turn them in to the supervisor on a weekly basis.
  • With the Lead Maintenance Technician, obtain competitive prices or bids for supplies and contract work, provide proper documentation, and obtain pre-approval for purchases in excess of $100.
  • Maintain client confidentiality and demonstrate mature judgment in use of company vehicles, equipment, and supplies.

Awareness

Stays alert to building conditions, safety concerns, program needs, and communication expectations while interacting respectfully with people from diverse backgrounds.

  • Report deficiencies in housekeeping, security, building, and property conditions.
  • Provide maintenance-related feedback to the supervisor, Program Managers, and Lead CD Tech at each site.
  • Advise the supervisor and Program Manager of unusual events or conditions that may cause disruption, such as energy management system or equipment malfunction.
  • Relate positively to others, accept differences, and communicate professionally with people from diverse backgrounds.

Ownership

Takes responsibility for assigned maintenance work, follows through on routine and preventative tasks, and ensures work is completed safely, thoroughly, and effectively.

  • Understand and assist in maintenance tasks associated with general building wellness systems, including heating, water, electric, and related systems.
  • Perform daily building, mechanical, electrical, and control checks and complete documentation as assigned.
  • Complete preventative maintenance tasks as directed and complete the monthly preventative maintenance checklist at two locations.
  • Assist the Lead Maintenance Technician in troubleshooting HVAC, plumbing, electrical, electronic, and pneumatic control systems.
  • Coordinate with the Maintenance Supervisor as needed for additional guidance, approvals, or escalation of facility concerns.
  • Perform minor electrical maintenance, including replacement or repair of fixtures such as wall outlets, light bulbs and tubes, ballasts, sockets, fuses, and minor appliances.
  • Perform minor plumbing maintenance, including replacement or repair of leaks, unclogging drains, and replacement of washers, faucets, and seals on malfunctioning plumbing equipment.
  • Perform painting, carpentry, and masonry work, including preparing surfaces, hanging doors, and fitting locks.
  • Change filters on heating and air conditioning equipment.

Maintains professionalism, flexibility, and safe judgment during emergencies, weather events, physical work demands, and changing priorities.

  • Remain available for off-hour emergency calls, such as fire alarms, snowstorms, floods, power failures, and other urgent facility needs, as required.
  • Perform physically demanding tasks safely, including lifting or pushing up to 50 pounds when required.
  • Respond to facility disruptions calmly and appropriately while supporting a safe environment.
  • Attain, maintain, and promote a positive, safe, harmonious, productive, and challenging work environment.

Participates in training, supports process improvement, and completes assigned projects that strengthen facility operations and service quality.

  • Attend training events and staff meetings as required by the supervisor.
  • Complete payroll worksheet and mileage reimbursement and submit bi-weekly to the supervisor.
  • Maintain a favorable driving record, as interpreted by the employer and any agent acting on behalf of the employer.
  • Perform special projects and other tasks or duties as assigned by the supervisor or management.

Requirements

Qualifications

  • High school diploma or GED required; vocational technical training preferred.
  • Minimum of two years of facility maintenance experience preferred.
  • Knowledge of basic plumbing, electrical, and mechanical equipment.
  • Ability to work independently with little supervision.
  • Ability to relate well to others, accept differences, and relate well to people with diverse backgrounds.
  • Ability to maintain client confidentiality.
  • Ability to push or lift up to 50 pounds.
  • Must be able to pass a favorable DHS Rule 11 background check.
  • Valid state driver’s license and Positive driving record, subject to periodic review.

Physical Requirements

Repetitive movement of hands and fingers, including typing and/or writing. Occasional standing, walking, stooping, kneeling, or crouching. Reach with hands and arms. Ability to push or lift up to 50 pounds. Ability to communicate, converse with, and exchange information.

Work Schedule Expectations

Although management makes every effort to accommodate individual preferences, business needs may at times make the following conditions mandatory: overtime, shift work, work during a holiday, a rotating work schedule, a changed work schedule, or a work schedule other than Monday through Friday.
