A national hospitality and property management organization seeks an accomplished Property Manager to lead a boutique, high-performing apartment community in Poncha Springs, CO. Reporting directly to executive leadership, this high-visibility role requires an autonomous, self-driven professional who thrives independently and drives operational excellence and resident service. The Property Manager should be poised to manage day-to-day operations, foster positive resident relations, and position themselves for growth as additional local developments unfold.
Compensation & Benefits: $60,000–$70,000 (negotiable based on experience) + quarterly performance-based bonus potential (up to 10%), relocation assistance (up to $2,500), a comprehensive benefits package, and direct access to executive leadership.
Schedule: Monday-Friday with no late nights.

Position Responsibilities:
- Provide clear oversight of on-site operations and vendor partners (including 1099 maintenance personnel); maintain a well-oiled, highly accountable environment while operating autonomously.
- Oversee day-to-day purchasing through integrated internal systems and manage basic month-end invoice processing while partnering with corporate executive leadership on broader P&L visibility.
- Oversee all day-to-day property operations, manage preventive maintenance programs, vendor relationships, and regular property inspections to maintain high community standards.
- Maintain high occupancy standards through active renewal management, strategic lead conversion oversight, market comp awareness, and resident retention initiatives.
- Champion a best-in-class resident experience from move-in to move-out, resolve escalated concerns with urgency, and proactively manage community reputation.
- 2–3+ years of leadership experience, with a strong preference for hotel candidates or boutique property management experience.
- Proven success in high-occupancy residential or hospitality operations, with the ability to manage small-scale assets independently while preparing to scale with future property additions.
- Sharp operational acumen with experience in purchasing systems, vendor invoice processing, and basic operational expense oversight.
- Ability to work autonomously without daily direct supervision, driving operational excellence with self-motivation, high accountability, and strong decision-making.
- Proficiency with property management software (Yardi, RealPage, AppFolio, or equivalent) and standard operational management systems.
