The Market Construction Manager Rehab oversees the day-to-day work of the rehabilitation efforts of their assigned portfolio. Leads, directs, and reviews the work of a team of Construction Managers and ensures construction processes and rehab guidelines are determined, relayed, and implemented. Sets direction for the work group and operationalizes key strategic initiatives as defined by senior management. Ensures work is completed within the established budget and timeline. Evaluates all vendors and general contractors and serves as a point of escalation at the worksite in dealings with subcontractors, suppliers, and government inspectors while ensuring compliance with all federal and state procedures and regulations, including safety, and building codes. Problems faced are difficult to moderately complex. Influences others outside of own job area regarding policies, practices, and procedures.
Responsibilities:
- Evaluate construction scopes to ensure comprehensive rehab proposals, review vendor bids for accuracy, and participate in negotiations.
- Oversee home rehabilitation through all phases to ensure quality and compliance with company standards and budget.
- Determine rehab and design strategies, establish schedules, and monitor costs against estimates.
- Conduct quality assurance inspections and document findings throughout the rehab process, addressing recurring issues.
- Interact daily with key stakeholders, general contractors, subcontractors, and city inspectors to ensure efficient property management.
- Prepare and present monthly, quarterly, and yearly reports to evaluate market performance and adjust processes as needed.
- Coordinate with Construction and Property Management departments to identify opportunities and address challenges.
- Monitor industry trends to identify growth opportunities and potential competitive challenges.
Requirements:
- High School Diploma/GED required.
- Bachelor’s degree in Construction Management, Building Science, Civil Engineering, Business Management, or a related field preferred.
- Minimum 3 years of experience as a Site/Construction Superintendent or in a related role required.
- Minimum 2 years of experience with the rehab of single-family homes in a corporate environment preferred.
- Minimum of 2 years of managerial or leadership experience with direct reports.
- Valid driver’s license required.
- Intermediate experience in construction, plumbing, electrical, heating systems, and drywall installation.
- Understanding of underwriting, MLS, and other real estate tools.
- Experience in property valuation/appraisal, trustee sales, and escrow transactions.
- Proficiency in Microsoft Office Suite (Word, Outlook, PowerPoint, and Excel) and Microsoft Dynamics CRM.
- Excellent verbal and written communication, planning, budgeting, and business/financial analysis skills.
- Strong leadership, people management, negotiation, prospecting, and problem-solving skills.
- Capable of multitasking and implementing process improvements.
- Detail-oriented and adaptable to changing environments.
Compensation
The anticipated pay range/scale for this position is $100,553.00 to $125,668.00 Annually. Actual starting base pay within this range will depend on factors including geographic location, education, training, skills, and relevant experience.Additional Compensation
This position is eligible to receive quarterly bonus payments.Perks and Benefits
