Pan American Properties, Inc. is seeking an experienced and dependable Roving HVAC Technician to join our Maintenance & Renovations team serving multifamily apartment communities throughout the Greater Los Angeles region.

In this field-based role, you'll travel between assigned properties to provide HVAC service across our multifamily portfolio - diagnosing problems, completing repairs and preventative maintenance, and assisting with equipment installations and replacements.

We're looking for someone who knows how to do more than swap parts. Our ideal HVAC Technician has strong diagnostic and troubleshooting skills, understands how the different components of a system work together, and can identify the actual source of a problem and determine the right solution.

You'll work with a variety of residential HVAC equipment, including traditional split systems, furnaces, air handlers, heat pumps, and ductless mini-split systems, while providing professional service in both occupied and vacant apartment homes.

🛠️ WHAT YOU'LL DO

Diagnose, Troubleshoot & Repair HVAC Systems

A major part of this role is figuring out why something isn't working - not simply identifying that it isn't.

You will:

• Diagnose and troubleshoot residential heating and air conditioning systems.
• Identify electrical, mechanical, refrigerant, airflow, and control-related problems.
• Repair and replace motors, capacitors, contactors, thermostats, relays, disconnects, and other HVAC components.
• Diagnose issues involving compressors, condenser units, evaporator coils, blower motors, air handlers, and related equipment.
• Identify the root cause of system failures and determine the most appropriate repair.
• Test completed repairs to verify proper system operation and performance.
• Identify when equipment can reasonably be repaired and when larger repairs or replacement should be recommended.

Ductless Mini-Splits & Heat Pumps

Our portfolio includes ductless equipment, so experience with these systems is especially valuable.

You may:

• Diagnose, service, and repair ductless mini-split and heat pump systems.
• Troubleshoot indoor and outdoor units, controls, sensors, electrical components, refrigerant circuits, and condensate systems.
• Perform routine maintenance, including filter and coil cleaning and condensate drainage inspections.
• Install, replace, and commission ductless mini-split equipment based on experience and applicable requirements.
• Diagnose system performance and refrigerant issues specific to ductless equipment.

Previous hands-on mini-split experience is strongly preferred.

Preventative Maintenance

Great HVAC work isn't only about responding when equipment fails.

You will perform preventative maintenance designed to keep equipment operating reliably and identify concerns before they become larger problems, including:

• Inspecting HVAC systems for proper operation and signs of wear or failure.
• Cleaning and maintaining coils, filters, drains, and other components.
• Inspecting electrical connections and controls.
• Checking condensate drainage.
• Evaluating system operation and performance.
• Identifying developing maintenance or repair needs.
• Documenting findings and recommending additional work when appropriate.

Installation & Equipment Replacement

Depending on your experience, certifications, and the needs of the project, you may independently perform or assist with:

• HVAC equipment installations and replacements.
• Condenser and air handler replacements.
• Furnace replacements.
• Thermostat and control installations.
• Component replacements.
• Ductless mini-split installations and replacements.
• Refrigerant line and condensate drain installation.
• Electrical and control connections.
• Equipment start-up and commissioning.

All installations and repairs must be completed in accordance with applicable requirements, manufacturer specifications, and Pan American Properties' quality standards.

Refrigerant & System Performance

As an EPA-certified HVAC Technician, you'll be expected to understand refrigerant systems and accurately evaluate overall equipment performance.

Responsibilities may include:

• Checking system pressures and temperatures.
• Evaluating airflow and system performance.
• Identifying potential refrigerant leaks.
• Diagnosing undercharge, overcharge, restriction, and other refrigerant-related concerns.
• Performing applicable refrigerant recovery, evacuation, and charging procedures.
• Repairing refrigerant-related issues within the scope of your certification and applicable requirements.
• Verifying proper system operation following repairs.

Work Orders, Technology & Communication

Technology is an important part of how our field teams communicate, receive assignments, and manage their work. Our HVAC Technicians must be comfortable regularly using a smartphone and company applications throughout the workday.

You will:

• Use mobile applications and digital work order systems to receive, review, manage, update, and complete assigned work.
• Maintain clear and accurate documentation of diagnoses, repairs, materials used, and work completed.
• Upload photos and other required documentation.
• Communicate material and equipment needs to Supervisors and Dispatch.
• Provide timely updates regarding job status, delays, or additional repairs identified.
• Escalate major repair and replacement recommendations when appropriate.
• Regularly monitor and respond to work-related messages, updates, and notifications.
• Coordinate effectively with Property Management, Maintenance, Dispatch, and other team members.
• Learn and adapt to new company applications, technology, and digital processes as they are introduced.
• Provide HVAC guidance to other Maintenance Technicians when appropriate.
• Communicate professionally and respectfully with residents when working in occupied apartment homes.

Experience working within multifamily residential properties is preferred.

🚗 THIS IS A ROVING POSITION

This is a field-based, roving position supporting multiple multifamily apartment communities throughout the Greater Los Angeles region rather than one assigned property.

Technicians should expect to travel regularly between assigned properties throughout the workday based on service needs, work orders, preventative maintenance schedules, and daily assignments.

Because regular travel between properties is an essential part of this position, team members must maintain:

• Reliable personal transportation
• A valid California driver's license
• Current automobile insurance
• The ability and willingness to travel regularly throughout the Greater Los Angeles service area

Assignments and daily work locations may vary based on the needs of our properties and portfolio.

🎯 MINIMUM REQUIREMENTS

• Previous professional HVAC Technician experience - Required
• EPA Section 608 Certification - Required
• Strong residential HVAC diagnostic and troubleshooting skills.
• Working knowledge of HVAC electrical, mechanical, refrigerant, airflow, and control systems.
• Ability to independently diagnose common HVAC failures and determine appropriate repairs.
• Experience servicing and repairing common residential HVAC equipment and components.
• Experience with ductless mini-split systems - Strongly Preferred
• Ability to read and understand equipment manuals, wiring diagrams, and other technical information.
• Ability to work independently and efficiently manage assigned work.
• Strong attention to detail and commitment to quality workmanship.
• Ability to communicate professionally with residents, Property Management, Dispatch, Supervisors, and other team members.
• Ability to speak, read, write, and understand conversational English.
• Valid California driver's license.
• Reliable personal transportation and valid proof of automobile insurance.
• Ability and willingness to travel regularly between assigned properties throughout the Greater Los Angeles region.
• Comfortable using a smartphone and technology-based systems throughout the workday for communication, work order management, scheduling, navigation, documentation, and other job-related functions.
• Must be authorized to work in the United States without employer sponsorship.
• Ability to successfully complete all required pre-employment screening*

Additional HVAC certifications and multifamily property experience are a plus.

🌤️ WORK ENVIRONMENT

Work will be performed across multifamily apartment communities throughout the Greater Los Angeles region and may include:

• Occupied and vacant apartment homes.
• Indoor and outdoor work environments.
• Rooftops and ladders.
• Mechanical and confined spaces.
• Hot, cold, windy, rainy, or other varying weather conditions.
• Exposure to electrical equipment, refrigerants, dust, noise, and other conditions commonly associated with HVAC and property maintenance work.

Technicians are expected to safely use required personal protective equipment and follow all applicable company safety procedures.

💪 PHYSICAL REQUIREMENTS

HVAC work is physical, and candidates must be able to safely perform the essential functions of the position, with or without reasonable accommodation.
