Summary

Our client is seeking an experienced Project Manager / Estimator to oversee commercial painting and coatings projects from estimating through project completion. This role is ideal for a hands-on professional who can independently manage multiple projects, prepare accurate estimates, perform quantity takeoffs, and build strong relationships with clients and project stakeholders.

The ideal candidate has a strong background in commercial construction, preferably within the painting and coatings industry, and experience working on public works, federal, military, or commercial repaint projects. Duties & Responsibilities

  • Manage multiple commercial painting and coatings projects simultaneously from preconstruction through closeout.
  • Prepare detailed project estimates, including performing quantity takeoffs and developing accurate pricing.
  • Conduct site visits to evaluate project scope and commercial repaint opportunities.
  • Review project plans, specifications, and contract documents to develop competitive proposals.
  • Coordinate project schedules, field personnel, subcontractors, vendors, and material deliveries.
  • Monitor project budgets, costs, schedules, and profitability throughout the project lifecycle.
  • Build and maintain strong relationships with clients, general contractors, and project stakeholders.
  • Ensure projects are completed safely, on schedule, within budget, and to the highest quality standards.
  • Identify and resolve project challenges while maintaining clear communication with all stakeholders.
  • Support business development efforts by identifying opportunities for repeat and new business.

Qualifications & Requirements

  • 5-10 years of experience in commercial construction project management.
  • Proven ability to manage multiple projects simultaneously.
  • Strong estimating experience with the ability to independently perform quantity takeoffs and develop project pricing.
  • Commercial painting and coatings experience is strongly preferred.
  • Experience with public works, DSA, federal, military, or commercial construction projects is highly preferred.
  • Strong understanding of construction estimating, scheduling, budgeting, and cost control.
  • Excellent communication, negotiation, and relationship-building skills.
  • Highly organized with strong problem-solving and time management abilities.
  • Proficiency with Microsoft Office and construction estimating/project management software.
  • Valid driver's license and ability to travel to local project sites as needed.
