In this role, you’ll oversee leasing, budgeting, building operations, and regulatory compliance while working with residents, vendors, and leadership to maximize property performance and maintain an exceptional living experience.

About Rose Associates

As a woman-owned company, we combine a century of industry expertise with innovative technology and a commitment to excellence, integrity, and inclusion. For the past three years, Rose has been the top-rated manager for resident satisfaction in the United States on the Kingsley Surveys platform among its surveyed peer group of firms managing 10,000–30,000 units.

What You’ll Do

Lead Property Operations and Teams

  • Oversee daily property operations, team performance, staffing, scheduling, training, and employee development.
  • Communicate with ownership, senior management, and internal departments to achieve property goals.
  • Supervise new-building construction activities, as applicable.

Drive Leasing and Resident Satisfaction

  • Lead leasing, marketing, renewal, and retention initiatives to meet occupancy and revenue goals.
  • Monitor market trends and collaborate with marketing to strengthen the property's competitive position.
  • Review applications, lease renewals, and lease packages.
  • Address resident concerns, foster community engagement, and enforce lease terms in accordance with applicable laws and procedures.

Manage Financial Performance

  • Support operating budgets, forecasts, financial reporting, and expense management.
  • Analyze financial trends and recommend strategies to improve profitability and preserve asset value.
  • Process invoices, oversee vendor payments, negotiate service contracts, and monitor vendor performance.

Maintain Building Standards and Compliance

  • Conduct property inspections and coordinate preventive maintenance, repairs, vendors, and capital improvements.
  • Ensure compliance with applicable federal, state, and local laws, company policies, lease requirements, and health and safety standards.
  • Coordinate with leasing, accounting, and compliance teams to maintain accurate records and support audits and inspections.
  • Verify insurance requirements, report property damage and liability incidents, and complete required documentation.
  • Conduct apartment inspections and enforce lease provisions in accordance with Fair Housing laws, privacy protections, and applicable notice requirements.
  • Remain available after hours to coordinate emergency responses and corrective actions.

What You Bring

  • Bachelor’s degree in business, marketing, real estate, finance, or a related field, or equivalent experience.
  • Minimum of five years of multifamily residential community management experience.
  • Proficiency in Microsoft Office and property management platforms, including iLuvLeasing, On-Site, Elise AI, RentCafe, and Yardi.
  • Strong knowledge of building operations, maintenance, budgeting, forecasting, financial reporting, and GAAP.
  • Understanding of leasing, marketing, occupancy management, and resident retention.
  • Excellent leadership, communication, organizational, and problem-solving skills.
  • Valid New York State real estate license or ability to obtain one within 120 days of employment. Active license holders must register their license with Rose Associates upon hire.
  • Authorization to work in the United States.
  • Availability to work weekends, including Saturdays and Sundays, as needed.

Work Environment and Essential Job Requirements

  • On-Site Presence: Regular on-site attendance is required to oversee operations, meet with residents and staff, coordinate vendors, and conduct inspections.
  • Mobility and Environmental Conditions: The role requires the ability to move throughout properties, including ascending and descending stairs, and to work in varying environmental conditions encountered during property operations.
  • Communication: Effective communication and professional interaction with residents, employees, vendors, contractors, visitors, and ownership representatives are essential.
