Building Surveyor (Development)
6‑month contract | Start ASAP
£550 per day (all‑inclusive)
Outside IR35 (subject to assessment)

This contract is suited to someone who sees development opportunity rather than existing use. As Building Surveyor (Development), you will report into a senior property lead and operate as a standalone technical specialist, providing expert advice that directly informs property acquisition and investment decisions. You will not be managing staff or budgets; instead, your accountability sits firmly around technical judgement, regulatory compliance and feasibility. This is a highly trusted role, created specifically due to the niche skillset required, where your expertise will be relied upon from day one.
You will be working across a varied pipeline of residential assets, commercial buildings and land opportunities, assessing what is realistically deliverable from a housing perspective. Your advice will shape decisions around supported housing, hostels, temporary accommodation and registered care provision. This role moves away from traditional surveying outputs and focuses on development‑led thinking, interpretation of building regulations and real‑world application of legislation.
Your role as Building Surveyor (Development):
• Assess development potential across residential, commercial and land assets
• Apply building regulations and legislation to conversions and change‑of‑use opportunities
• Provide pre‑acquisition technical assessments to support investment decisions
• Advise on feasibility for supported housing, care homes and hostels
• Deliver clear, robust recommendations to senior stakeholders
Your previous experience as Building Surveyor (Development):
• Strong development‑focused surveying experience, not condition‑led
• In‑depth knowledge of residential building regulations and compliance
• Ability to interpret and apply legislation confidently and accurately
• Experience assessing conversions and residential re‑use opportunities
• Comfortable operating independently as a technical specialist
This is a fast‑moving contract with an immediate requirement, offering a premium day rate due to the scarcity of the skillset. You will be trusted to make technical calls, challenge assumptions and provide defensible advice that stands up to scrutiny.
