Senior Real Estate Transaction Manager:
Workplace Solutions (WPS) provide great workplaces for the business, colleagues, clients and customers at M&G plc, demonstrating cost transparency, value for money and providing the best user experience. The Strategy and Planning team in WPS is directly involved in M&G's workplace portfolio strategies and plans, the policies to ensure effective use of the workplace, gaining business buy-in, financial planning and day to day transaction and estates management. The Senior Real Estate Manager will be responsible for leading the delivery of business aligned solutions to acquire, manage and right size the corporate real estate portfolio in the UK and Internationally. While this role is being offered on a temporary basis, we would be open to discussions with candidates who were looking for more flexibility or part-time opportunities
Key Responsibilities for this role:
- Understand the M&G’s business requirements to develop short, medium and long-term property and leasing strategies
- Produce business cases appropriate to the transaction life-cycle, business requirements and level of complexity
- Leverage experience and market knowledge to recommend appropriate solutions
- Negotiate with Property Owners / Business Budget Owners to obtain the best value for money for acquisition of space and implement appropriate disposal strategies for surplus space
- Ensure business cases relating to corporate real estate transactions and estates management are robust and compliant with the requirements set out in the approvals framework
- Report and model impact of transactions and lease regears on range of cash and lease accounting measures including IFRS 16
- Define best in practice property transaction standards, lease handbooks and associated governance
- Work collaboratively with colleagues and take personal accountability to maintain and enhance controls the role is responsible for
- Ensure timely and accurate performance reporting on portfolio management and transactions. Including engagement with the business to gain feedback.
- Support the procurement process of third party agents and other specialists and be responsible for supplier relationship and contract management of third parties to ensure key services are defined, relevant key performance indicators are set and tracked.
Key Knowledge, Skills & Experience:
- Member of Royal Institution of Chartered Surveyors, with 10+ post qualification experience
- Previous experience of acting as an in-house surveyor in a corporate environment
- Experience in modelling and writing workplace financial and non-financial business cases aligned with corporate strategy requirements and approval frameworks
- Experience in acquiring and disposing of space
- Experience of managing third party professional teams and tenant/landlord relationships
- Global awareness of space use in different cultures and commercial awareness across jurisdictions
- Previous experience in working closely with Governance protocols and performing compliance activities
- Aware of high level legislative changes that affect real estate in the UK and the implications that accounting standards have in the delivery of job functions
- Ability to create professional detailed presentation reports in a timely manner, suitable for audiences up to and including board level
- Self-starter, proactive and able to work with minimal supervision in the delivery of the role and drives the next stage of development at every opportunity
- Analytical and organisational skills to lead discussion with senior managers and external stakeholders
- Understand and appreciate the importance of using discretion and maintaining confidentiality
