Job Title: Maintenance Manager
Reports To: Director of Facilities
Rate of Pay: $80-85k
Shift: Variable shifts supporting business demands:
Evenings, weekends, holidays and special events are required based on business needs and on-call for emergencies.
FLSA Status: Exempt/Salaried
Summary:
Create and maintain a safe, aesthetically pleasing, and operable property overseeing the maintenance and upkeep of Lodging rooms, public areas, meeting spaces, and restaurant and shop facilities, including heating, cooling, electrical and other utility systems within the guidelines of the Resort's environmental commitment.
Key Responsibilities:
- Conduct various daily, weekly, and monthly building tours and inspections to ensure all systems and structures are in proper working order.
- Plan, schedule and perform preventative maintenance work in all resort structures, lodging units, systems and facilities to ensure they are properly maintained.
- Maintain the necessary maintenance records consistent with proper procedures and legal regulations.
- Ensure that all maintenance requests recorded in Guestware are resolved and closed out in an appropriate amount of time.
- Communicate effectively with Director of Facilities on maintenance work, preventative maintenance, and upkeep being performed in Lodging Partner units.
- Assist the Property Project Manager in ensuring compliance with homeowner contractual agreements.
- Maintain homeowner billing information for all projects and invoices owners in Quick books.
- Plan, develop and implement new methods and procedures designed to improve operations, minimize operating costs, and effect greater utilization of labor and materials.
- Establish and maintain records and data pertaining to the physical property of Sundance.
- Review job orders to determine work priorities.
- Estimate worker hour requirements for completion of job assignments.
- Responsible for scheduling maintenance staff, and coordinating all maintenance efforts for each shift.
- Exercise leadership and diplomacy when coordinating and working with all levels of employees and outside contractors.
- Follow appropriate protocol when coordinating projects involving other departments.
- Code all invoices, and forward to accounting in a timely manner.
- Coordinate allocation of resources between Construction Manager and Director of Facilities.
- Supervise all work to be done in-house and any items contracted out.
- Ensure that staff possesses appropriate licensing and certifications in accordance with State and Federal Laws.
- Develop and implement on-going training program to keep skills up to date.
- Interpret, support, and enforce company policies and procedures to workers.
- Interpret specifications, blueprints, and job orders to workers and assign duties.
- Review and approve all parts and materials used for repairs and installations.
- Correct all unsafe conditions that are reported by staff or safety department.
- Comply with OSHA standards and regulations.
- Educates staff on the Resort's environmental commitment to strengthen the culture in the Maintenance department.
- Lead department to achieve an average of 90% or better in all service scores including Forbes and Unifocus.
- Support department in achieving annual department budgets.
- Ensure brand design satisfaction consistently meets resort Design Review Committee standards in all areas of the Resort that are built or repaired by the Maintenance department
- Achieve 4 star rating in Forbes Travel standards in all areas of maintenance and upkeep of resort facilities.

Qualifications:

- Extensive knowledge of hand tools, including power tools. Extensive knowledge of HVAC. Trouble shooting electrical problems. Must know commercial cooking equipment repair. Dry walling, painting, staining, framing and carpentry skills. Must know plumbing and trouble-shooting propane distribution problems. Extensive knowledge of boilers and radiant heating. Building Construction, ability to read Blueprints.
- 3-5 years maintenance experience and/or training; or equivalent combination of education and experience equaling 8-10 years maintenance experience and 3 years supervisory experience.
- Must possess a working knowledge of word processing, spreadsheets, internet navigation and electronic mail. Knowledge of Quickbooks, SMS, and Guestware helpful.
- Must possess a valid U.S. Drivers' License in good standing as determined by Sundance's Insurance Company guidelines.
- General Contractor License preferred
- Master Electrical License preferred
- Master Plumbing License preferred
- The employee must regularly lift and/or move up to 50 pounds and occasionally lift and/or move more than 100 pounds.
- Must be 21 years old or older.
Work Environment:
While performing the duties of this job, the employee is regularly exposed to wet and/or humid conditions; moving mechanical parts; high, precarious places; outside weather conditions; extreme cold; extreme heat; risk of electrical shock; and vibration. The employee is occasionally exposed to fumes or airborne particles and toxic or caustic chemicals. The noise level in the work environment is usually moderate and occasionally loud.
