Building Maintenance Technician III
Department: Building Maintenance
FLSA Status: Non-Exempt
Hourly Salary: $22.65/hr
Position Overview:
This position is under the direct supervision of the Facilities Maintenance Manager in the Building Maintenance Department. This position is responsible for performing a variety of semi-skilled to skilled and complex tasks in construction and/or maintenance operations. This position will provide skilled support in maintaining and repairing equipment and other city of Gulfport structures and facilities. This position is classified as an Essential personnel classification for Emergency Response. This means that during an emergency response this position is required to report directly after an emergency. Essential status is defined as employees whose duties are vital to maintain basic municipal functions during an emergency.
Essential Job Functions:
Essential job duties and functions, pursuant to the Americans with Disabilities Act, may include the following:
- Plans, priorities, assigns, supervises, revies and participates in work of team members and contracted staff responsible for maintenance throughout the city.
- Ensures that team members operate equipment in an efficient and safe manner.
- Assists the facilities maintenance manager in maintaining the maintenance and repairs of city properties.
- Assists the facilities maintenance manager in establishing schedules and methods for providing maintenance services.
- Assists in identifying resources needed and the allocation of resources according to the project.
- Assists the facilities maintenance manager in the preparation and administration of the maintenance budget.
- Orders supplies and tools as necessary.
- Creates requisitions for replacement parts of equipment as needed.
- Trains and coordinates training in maintenance and safety methods, procedures and techniques.
- Ensures preventive maintenance is completed on equipment and buildings.
- Performs general maintenance and repair of City properties.
- Repairs electrical wiring and plumbing fixtures.
- Supervises the work of crew when required or directed by the facilities maintenance manager.
- Performs construction repair.
- Performs after hours service calls including on-call status.
- All other duties as assigned by your direct supervisor, manager, director or mayor.
- Requires considerable knowledge of standard maintenance methods, materials, tools and equipment.
- Requires considerable knowledge in reading blueprints and drawings.
- Requires considerable knowledge in calculating and reading measurements.
- Requires considerable knowledge of building and mechanical preventative maintenance processes.
- Requires considerable knowledge of work hazard and safety precautions methods.
- Requires considerable knowledge in construction and project management principles.
- Ability to supervise and inspect the work of contract workers and/or crews when assigned.
- Ability to identify safety and work hazards associated with the area of work.
- Ability to follow oral and written instructions
- Ability to prepare routine work reports that outline daily work logs and activities.
- Ability to apply basic troubleshooting techniques in the field and resolve problems efficiently and independently.
- Ability to take an active part in building construction and maintenance activities.
- Skilled in electrical, plumbing, painting and carpentry skills.
- Skilled in operating construction equipment in a safe and professional manner, including but not limited to, trailer operations and hauling.

Must possess the required knowledge, skills, abilities and experience and be able to explain and demonstrate, with or without reasonable accommodations, that the essential functions of the job can be performed.
Education and Experience
High school diploma or equivalent required, and two years experience in one or more of the building trades.
Candidates must demonstrate the ability to lead teams effectively, supervise staff, delegate responsibilities, and foster a positive and productive work environment. Candidate must be able to establish harmonious and effective working relationships with other employees, peers and departments, internal and external to the city.
Licenses of Certifications
Must possess a valid Mississippi Driver’s License.

Physical requirements involve frequent walking, standing, bending stopping, some unassisted lifting, carrying, pushing and/or pulling of moderately heavy objects of 50+ pounds and occasionally objects up to 100+ pounds, with the assistance of other employees and/or equipment as appropriate. Requires the ability to speak and signal people to convey or exchange information. Requires the ability to coordinate hands and eyes accurately for manipulating small items, and manual dexterity necessary to operate equipment. Subject to working conditions are both indoors and outdoors.
