Description
A well-established, locally owned and operated real estate company is seeking an experienced Leasing Consultant to join the team at a 300-unit luxury high-rise in Philadelphia. The property is currently in an active lease-up, with approximately 90 newly constructed units being brought to market.
This is not a slow-paced leasing environment. We are looking for a confident, resilient, sales-driven leasing professional who thrives on traffic, competition, follow-up, and closing deals. You’ll work with a high-volume prospect pipeline and a demanding resident demographic, making this an excellent opportunity for someone who enjoys the energy and accountability of a true lease-up.
You do not have to come from a luxury property, but you do need strong residential leasing experience and the ability to perform in a fast-paced, high-expectation environment. Lease-up, repositioning, major renovation, or Philadelphia urban-market experience is a significant plus.

What You'll Do
Leasing & Sales
- Serve as a welcoming, professional first point of contact for prospective residents and guests.
- Respond to high volumes of phone, email, internet, and walk-in inquiries.
- Conduct engaging property tours and showcase available apartments based on each prospect's needs.
- Present apartment features, amenities, pricing, and community benefits in a compelling, sales-focused manner.
- Convert tours and leads into signed leases through effective follow-up, objection handling, and closing techniques.
- Maintain consistent follow-up with prospects throughout the leasing process.
- Assist with lease renewals and resident retention initiatives.
- Develop relationships with local businesses, employers, referral sources, and community partners.
- Participate in community events, outreach initiatives, and off-site activities as needed.
- Travel within approximately 30 minutes of the property for court appearances, events, or other business needs as required.
Marketing & Community Engagement
- Support property marketing initiatives designed to generate traffic, leads, tours, and leases.
- Assist with social media, print advertising, outreach campaigns, and other promotional efforts.
- Help plan and execute resident events that strengthen community engagement and retention.
- Monitor competing properties and conduct market surveys to provide insight into pricing, availability, amenities, and leasing trends.
- Track leasing activity, traffic, lead sources, and conversions.
- Prepare and submit weekly and monthly leasing and traffic reports.
Applications & Administration
- Process rental applications and supporting documentation accurately and efficiently.
- Prepare lease agreements and related resident documentation.
- Coordinate move-ins and move-outs while delivering a positive resident experience.
- Respond promptly and professionally to resident and prospect questions.
- Assist with rent collection efforts and communicate with accounting as needed.
- Maintain accurate prospect and resident records within property management systems.
- Keep the leasing office organized, professional, and customer-ready.
- Utilize Entrata and other property management and leasing technology to maintain accurate records and manage the leasing process.
What We're Looking For
Required Experience
- 2+ years of residential leasing experience in a multifamily environment.
- Proven ability to work in a high-volume, sales-focused leasing environment.
- Strong closing skills and the confidence to overcome objections.
- Experience working with demanding customers or residents while maintaining professionalism.
- Familiarity with Fair Housing laws and regulations.
- High school diploma or equivalent required; college degree or additional education preferred.
Preferred Experience
- Lease-up experience, particularly during the first 1–2 years of a new community's operations.
- Luxury multifamily or high-rise experience.
- Philadelphia or other major-city residential leasing experience.
- Experience with a repositioning, renovation, or newly constructed property.
- Entrata experience.
- CAM, ARM, or CLP certification.
