COM (CHANGE OF OCCUPANCY) MANAGER

Burlington Capital Properties is seeking an organized and hands-on COM (Change of Occupancy) Manager to oversee the make-ready process at Rising View, a military housing community of approximately 2,000 homes near Offutt Air Force Base. This position leads the team responsible for preparing homes between residents, coordinating maintenance and grounds work, scheduling vendors, and ensuring homes are ready to meet move-in expectations.

The ideal candidate will have property management or residential maintenance experience, strong organizational and leadership skills, and the ability to manage multiple projects and deadlines while maintaining quality and efficiency.

Schedule

Full-Time | Monday-Friday | 8:00 AM-5:00 PM | Some after-hours work as needed

The Successful COM (Change of Occupancy) Manager Will:

• Lead and oversee the make-ready process to ensure homes are completed on time and meet move-in expectations.
• Supervise COM technicians and grounds personnel by providing direction, setting expectations, and monitoring work quality and completion.
• Schedule and coordinate maintenance work orders, technicians, grounds staff, and vendors to support timely completion of occupancy transitions.
• Manage multiple projects simultaneously, including resident move-outs, home turnovers, construction, and renovation work.
• Monitor the overall curb appeal and readiness of the community.
• Forecast and maintain parts and supply inventory needed to support make-ready and maintenance operations.
• Control expenses and maintain operations within budget guidelines.
• Recruit, hire, onboard, and support team members as needed.
• Conduct performance reviews, monitor attendance, address employee concerns, and administer disciplinary action as necessary.
• Coordinate with vendors and contractors regarding required services, pricing, and scheduling.
• Enforce company safety and liability guidelines.
• Provide excellent customer service to residents and maintain positive relationships with residents, employees, vendors, and military housing contacts.
• Assist with maintenance duties within the scope of their capabilities as needed.

REQUIRED SKILLS & EXPERIENCE:

• High School Diploma or equivalent required.
• Minimum of three years of property management experience required.
• Working knowledge of HVAC, electrical systems, appliances, plumbing, carpentry, roofing, and general maintenance.
• Prior supervisory experience in a management position preferred.
• Property management or residential maintenance experience preferred.
• Knowledge of and/or experience with military culture preferred.
• Strong organizational and time management skills with the ability to prioritize multiple tasks and deadlines.
• Strong leadership skills and ability to provide clear direction and guidance to team members.
• Professional communication skills when working with employees, vendors, residents, and military housing contacts.
• Ability to use computer programs and systems necessary to perform essential job functions.
• Ability to work independently while following directives.
• Flexibility to adjust the schedule to meet deadlines and operational needs.

PHYSICAL REQUIREMENTS:

• Ability to frequently stand, walk, sit, talk, hear, reach, grasp, climb, balance, crouch, crawl, kneel, and perform other physical activities associated with property and maintenance operations.
• Ability to lift and carry up to 50 pounds.
• Ability to work around typical maintenance and construction-related conditions, including moving parts, electrical equipment, fumes, and varying weather conditions.
