Senior Project Lead, Interior Fitout and Base Build - Gujarat
What this job involves:
As a Senior Project Lead for Interior Fitout and Base Build at JLL, you will spearhead complex construction projects from conception through successful delivery, serving as the critical bridge between our clients' vision and on-ground execution. This dynamic role positions you at the forefront of Gujarat's evolving commercial real estate landscape, where you'll orchestrate seamless integration between base build construction and sophisticated interior fitout phases. You'll lead cross-functional teams, manage high-value budgets, and leverage your extensive project management expertise to deliver world-class spaces that enhance workplace effectiveness and client satisfaction. What your day-to-day will look like:
- Lead end-to-end project delivery for complex base build and interior fitout projects across Mumbai, Bangalore & NCR, ensuring seamless coordination between construction phases and maintaining rigorous quality standards throughout execution
- Conduct comprehensive site due diligence, review test fits and layouts, prepare RFPs, analyze tender BOQs, and negotiate contracts with vendors and contractors to optimize project outcomes and cost efficiency
- Orchestrate daily coordination between clients, architects, engineers, consultants, contractors, and cross-functional stakeholders to ensure alignment on project milestones, design intent, and delivery timelines
- Perform periodic workmanship quality audits and generate detailed inspection reports, conducting regular site visits to evaluate facility condition, operability, and strict adherence to health and safety compliance standards
- Manage comprehensive project budgets, monitor resource deployment and cost variances, oversee procurement processes for construction materials and specialized fitout elements, and implement strategic mitigation plans for identified risks
- Provide strategic guidance to design and technical teams on workplace strategy solutions, furniture selection, sustainable building practices, and innovative approaches that optimize operational efficiency and project sustainability
- Lead, mentor, and develop high-performing project teams while implementing standardized SOPs and process tools that drive continuous improvement and enhance operational efficiency
Required Qualifications:
- BE Civil/B.Arch
- PG in PM from Nicmar, SPA.CEPT Preferred
- Minimum 15+ years of proven experience in construction project management with significant hands-on exposure to both base build and interior fitout projects across residential, corporate, or retail sectors
- Demonstrated expertise in managing large-scale commercial or mixed-use projects with proven track record of successful delivery within budget and timeline constraints, including turnkey project execution
- Advanced proficiency in AutoCAD, MS Project, BIM, CAD applications, and MS Office suite for project planning, technical documentation, and stakeholder communications
- Exceptional leadership capabilities with strong team management skills, superior problem-solving abilities, strategic thinking mindset, and excellent negotiation and client relationship management expertise
- Willingness to travel extensively across Gujarat and Pan-India as required for project site visits, inspections, and client meetings
Preferred Qualifications:
- Master's degree in Architecture, Construction Management, Civil Engineering, or related advanced qualification that enhances technical and strategic capabilities
- PMP (Project Management Professional) certification or equivalent project management credentials; LEED AP or other sustainability certifications highly valued
- Strong financial acumen with demonstrated ability to manage complex budgets, conduct cost optimization exercises, and deliver comprehensive financial reporting for senior leadership and clients
- Proven ability to manage multiple high-profile projects simultaneously while maintaining exceptional quality standards and meeting aggressive delivery timelines
- Multilingual capabilities including fluency in English, Hindi, and Gujarati to effectively communicate with diverse stakeholder groups across Gujarat region
- Experience with contract administration, implementing standardized process tools, SOPs development, and driving continuous improvement initiatives that measurably enhance operational efficiency
