Job Description:

This role conducts building construction inspections during the various stages of new construction, alterations, and additions to existing structures for compliance with the South Carolina Building Codes and applicable City Code of Ordinances, based on approved plans, specifications, and shop drawings.

Duties and Responsibilities

  • Perform technical residential and commercial on-site field inspections as assigned per South Carolina Building Codes and City Code of Ordinances.
  • Verify minimum code requirements through on-site field inspections and by reviewing approved plans, shop drawings, specifications, and other construction-related documents for new building construction, repairs, and alterations to existing structures.
  • Serve as the primary inspector for new large, complex building permit projects, managing phase permits and Building Inspections–related meetings, acting as the primary point of contact for inspection processes, issues, and documentation, and facilitating customer support from permit issuance through Certificate of Construction Completion.
  • Clearly convey inspection results and explain necessary corrections to the permit holder, verbally and/or in writing.
  • Issue Stop Work Orders for non-permitted building construction activity or unsafe construction practices.
  • Conduct post-event building and structure damage assessments.
  • Assist other City departments in investigating and enforcing City, State, and Federal codes and regulations related to building design and construction.
  • Maintain clear and concise inspection activity reports and records in the City’s electronic permitting system.
  • Maintain working knowledge of building materials, construction methods, South Carolina Building Codes, City Code of Ordinances, and reference standards.
  • Assist, mentor, and train inspection team members.
  • Use excellent customer service skills and establish and maintain effective working relationships with other City employees, regional regulatory agencies, customers, and the general public.
  • Operate and maintain the City-assigned vehicle in accordance with City policies.
  • Wear and properly use safety equipment when performing inspections, per City policies.
  • Attend City meetings and appropriate training classes and events to maintain required South Carolina Department of Labor, Licensing and Regulation (LLR) registration (including provisional registration) and International Code Council (ICC) certifications.
  • Perform other duties as assigned.

Basic Qualifications:

  • Bachelor’s degree (BA/BS) and at least three years of related experience in building construction–related fields; or an equivalent combination of education, training, and experience in building construction–related fields.
  • Valid South Carolina driver’s license required.
  • Minimum two years of experience working as a registered South Carolina Department of Labor, Licensing and Regulation (LLR) residential or commercial inspector, or equivalent registration.
  • At least three active ICC Commercial Inspector certifications (Mechanical, Plumbing, Electrical, Building).
  • Immediately after hire, must be eligible to register with the South Carolina Department of Labor, Licensing and Regulation (LLR) as a Building Codes Council Commercial Inspector, or as a Building Codes Council Provisional Commercial Inspector and complete full registrant requirements within the LLR provisional period.
  • Must maintain South Carolina Department of Labor, Licensing and Regulation (LLR) Building Codes Council Commercial Inspector registration.

May require evenings, weekends, and holidays as scheduled.
