Associate, International Real Estate

The International Real Estate Team manages an extensive and diversified portfolio of real estate investments outside of Canada.  Reporting to the Senior Vice President, International Real Estate, the Associate, International Real Estate is responsible for: investment management, acquisitions and asset management of joint ventures, separate accounts, direct and fund investments. This position will take a primary role in the financial analysis, investment due diligence, asset management and operations with a primary focus in Europe.

The Associate position requires experience within the real estate investment industry preferably with a UK focus and a solid understanding of multiple property types, financial analysis, real estate operating fundamentals and capital markets.

Responsibilities:

  • Acquisitions (including development) and asset management of joint venture, separate account, direct and fund investments with a primary focus on the UK and Europe

  • Analyzes new investment opportunities. Recommends approval to VP, SVP and President, and engages in underwriting, due diligence, market research and risk assessment activities.

  • Provides oversight of existing international portfolio, including development projects, with regular performance updates, operations, valuations, and capital budget reviews.

  • Conducts site inspections, market research and property due diligence in target markets. 

  • Reviews and manages the internal real estate group risk management and approval processes for international real estate investments. Ensures compliance with QuadReal’s real estate policy and investment guidelines.

  • Provides regular internal reporting and presents to senior management as required.

  • Works as a real estate team member and provides support, assistance, and back-up to other team members.

  • Monitors and regularly assesses external partners as to investment performance, risk management, financial controls, and efforts to perform as a responsible property investor.

  • Provides support to the VP in the conduct of the VP’s responsibilities and if requested, acts on the VP’s behalf.

  • Author and contribute to investment memoranda, presentations, and supporting materials for Investment Committee discussions

  • Support asset and portfolio management activities, including performance analysis, monitoring calls, third-party meetings with partners and consultants, and review of capital plans

  • Actively adheres to compliance and risk management policies and participates in business continuity planning.

Experience & Qualifications

  • Education – Undergraduate university degree in Real Estate, Finance, Economics, Mathematics/Statistics, Business or a related field.

  • Experience – 3-6 years relevant experience within the real estate investment industry (for either a pension plan, sovereign wealth fund, endowment, investment bank, investment manager or investment/development company).

  • Analytical – Strong quantitative and analytical skills with the ability to construct complex financial models; detail-oriented and proficient in handling and analyzing complicated data sets; be resourceful in seeking and consolidating information from a variety of sources. Able to grasp complex issues and the bigger picture and problem solve.

  • Communication – Excellent communication and presentation skills; demonstrate an ability to produce concise and effective communication materials and tactfully present results that articulate key themes and messages to all levels in the organization.

  • Organization – Must be able to take initiative and take ownership of projects to produce high quality work product with minimal supervision; ability to thrive in a fast-paced, fluid and dynamic work environment dedicated to excellence; ability to prioritize multiple demands, plan and allocate time effectively, work under pressure, and meet tight deadlines; flexible and adaptive to new ideas and constant changes; ability to produce accurate and reliable work product while also grasping the bigger picture; possess intellectual curiosity and a strong desire to learn and develop.

  • Software – Must have advanced knowledge of Excel, PowerPoint and Word; knowledge of Argus Enterprise a plus.

  • Relationship – Must be extremely proactive with the ability to develop and sustain collaborative and effective working relationships with all personalities; ability to exercise discretion and strict confidentiality; ability to identify, anticipate and address stakeholders’ needs.
