GENERAL DESCRIPTION

Under the direction of the Plant Operations management team, the Maintenance Worker II performs a variety of tasks throughout the hospital campus to help ensure a safe, functional, and efficient environment. This position requires the operation of tools, vehicles, and equipment for tasks including snow removal, maintenance activities, general hospital labor, and support of other staff as necessary. In addition to standard maintenance responsibilities, Maintenance Worker II employees may perform specialized functions, including locksmith, carpenter, or advanced maintenance assignments, requiring enhanced technical expertise and skill.


CHARACTERISTIC DUTIES

1.    Reads and interprets basic blueprints, drawings, specifications, layouts, and project information as necessary to complete assigned work.
2.    Performs skilled maintenance and repair of hospital buildings, including locksmith, carpentry, construction, door, hardware, wall, ceiling, flooring, cabinetry, and other building-related systems.
3.    Operates hand tools, power tools, ladders, lifts, vehicles, and other equipment necessary to safely perform assigned duties.
4.    Assists other Plant Operations employees with maintenance, mechanical, construction, emergency, and building-related work as required.
5.    Uses the maintenance management system to track work, respond to service requests, document progress, and communicate updates to customers.
6.    Initiates special requests tools, materials, and stock items as needed to complete assigned work.
7.    Responsible for ensuring assigned work requests and projects are completed in a timely manner and meet established quality standards.
8.    Attends departmental and organizational meetings as assigned.
9.    Serves on Emergency Preparedness teams as assigned and in accordance with hospital policy.
10.    Maintains appropriate documentation and records for assigned preventive and corrective maintenance activities.
11.    Identifies building, life safety, security, and maintenance deficiencies and initiates appropriate maintenance requests or corrective action.
12.    Assists with construction projects and coordinates with contractors as directed by Plant Operations management.
13.    Assists with project preparation, work area protection, material handling, demolition, cleanup, and restoration associated with construction and renovation activities.
14.    Maintains a clean, organized, and safe work area and properly secures tools, equipment, materials, and work areas when work is completed.
15.    Removes trash from outdoor receptacles and parking areas at least weekly or more frequently as needed.
16.    Assists with weed removal and general landscape cleanup as needed.
17.    Assists with snow and ice removal to maintain safe access to building entrances, exits, sidewalks, and other assigned areas.
18.    Provides call coverage as needed for Plant Operations Emergency Calls (Life Safety and/or property damage).
19.    Ensures assigned maintenance, installation, construction and demolition follow applicable policies and regulations including, but not limited to, accrediting agencies, NFPA, Uniform Code, Hospital policies, OSHA, Federal, State, County and local codes.
20.    Follows all hospital safety, infection prevention, life safety, security, hazardous materials, and regulatory requirements.
21.    Evaluates costs for special projects, as directed. 
22.  (If assigned to locksmith duties): Performs locksmith duties including installation, repair, adjustment, and maintenance of locks, cylinders, door closers, panic hardware, exit devices, hinges, door hardware, keys, and related security hardware.
23.    (If assigned to locksmith duties): Maintains and repairs interior and exterior doors, frames, thresholds, door closers, automatic door components, and other related hardware to ensure proper operation and compliance with life safety requirements.
24.   Perform other duties as assigned.


MINIMUM QUALIFICATIONS

1. (If assigned to locksmith duties): Two years experience related to key system management.
2.    Mechanic Evaluation and Certification for Health Care (MECH) from the American Hospital Association (AHA) obtained within one year of hire. 
3.    Valid Iowa driver’s license.
4.    Must be a full-time employee in good standing, with no disciplinary actions or below-standards performance evaluations within the past six months. 
5.    Ability to read and understand basic blueprints.
6.    Ability to consistently meet departmental work schedule as designated.
7.    Ability to communicate in a pleasant, positive and effective manner with staff, customers, visitors and all levels of management.
8.    Ability to serve as an Emergency Management Response Team member.
9.   Ability to physically complete all the tasks assigned to the position on a regular basis, including but not limited to excessive lifting, working in extreme cold or extreme hot weather, and being able to complete outside winter work, including snow shoveling.
