A day in the life
The Optimization Manager is part of Execution Optimization within Development Planning, Performance & Innovation (PPI), a global team focused on improving the planning and execution of Prologis development projects. Supporting a Development organization that delivers approximately $6 billion in projects annually, this role works primarily with U.S. development teams, general contractors, trade partners, and cross-functional colleagues to improve project speed and delivery reliability. The role analyzes schedules, facilitates collaborative planning, supports pursuits, and connects preconstruction decisions to project execution. It also identifies recurring execution challenges and translates lessons learned into practical improvements that can be shared across Prologis globally.
Key responsibilities include:
- Analyze project and contractor schedules across pursuits, RFPs, preconstruction, and construction to test assumptions, identify delivery risks and acceleration opportunities, and support credible project plans.
- Facilitate pull planning sessions using the Last Planner System to align design, procurement, construction, and turnover teams on sequencing, constraints, and commitments.
- Partner with development teams, general contractors, and trade partners to develop and deliver schedule recovery and acceleration plans that improve delivery reliability.
- Evaluate how permitting, utilities, procurement, changing requirements, and other preconstruction decisions affect project execution and key milestones.
- Coach project teams in collaborative planning and communicate schedule risks, options, and decisions clearly to regional and senior leaders.
- Use and enhance Prologis schedule data to inform project decisions, identify trends, and share actionable insights across regions.
- Lead post-project reviews and continuous-improvement efforts to document lessons learned, address recurring execution challenges, and help effective practices take hold across Prologis globally.
Building blocks for success
Required:
- 5+ years of professional experience in lean construction, field supervision, project management, real estate development, scheduling, or a related project execution role.
- 3+ years of experience applying lean construction or collaborative planning methods and systems on projects.
- Experience leading collaborative planning sessions and resolving project constraints.
- Demonstrated ability to facilitate productive project-team discussions and build commitment to action.
- Demonstrated ability to identify waste and improvement opportunities and implement solutions to complex project challenges with project teams.
- Ability to evaluate construction sequencing and the effects of schedule decisions on cost, procurement, project risk, and customer commitments.
- Ability to build, analyze, and improve project schedules using professional scheduling software such as Primavera P6, Microsoft Project, or a comparable platform.
- Willingness to travel approximately 50% to project locations and regional offices.
Preferred:
- Bachelor’s degree in construction management, engineering, architecture, or a related field, or equivalent relevant experience.
- Experience with logistics, industrial, or data center development across multiple markets.
- Spanish or Portuguese language proficiency.
- Demonstrates willingness and capability to leverage emerging technology, automation, and AI tools to improve efficiency, quality, and speed. Exercises sound judgment, creative thinking, and accountability for outcomes.
Hiring Salary Range of: $130,000 - $155,000. Salary and whole compensation package (bonus target) to be determined by the candidate’s location, education, experience, knowledge, skills, and abilities, as well as internal equity and alignment with market data.
