MAINTENANCE TECHNICIAN

Burlington Capital Properties is looking for a skilled Maintenance Technician to support the daily upkeep and operation of Fairview Cove in Tampa, Florida. This role is responsible for keeping apartments, community spaces, buildings, and grounds in good working order while helping provide residents with a safe and comfortable place to live. We are seeking someone who is reliable, takes initiative, and can identify and resolve maintenance issues while delivering professional service.

Schedule

Full-Time | Monday–Friday | 8:00 AM–5:00 PM | On-call evenings and weekends

Participation in the property's on-call rotation is required to address emergency maintenance needs outside regular business hours. Details of the rotation will be discussed during the interview process.

The Successful Maintenance Technician Will:

• Handle a variety of repair and upkeep needs throughout resident apartments, shared spaces, buildings, and outdoor areas.
• Review incoming service requests, complete assigned work orders, and keep the supervisor informed of progress and outstanding maintenance needs.
• Perform apartment turnover work to ensure vacant units are repaired and ready for incoming residents.
• Diagnose maintenance concerns and complete repairs involving heating and cooling systems, plumbing, electrical components, appliances, and general building systems.
• Review contractor work completed on the property and bring any issues or needed follow-up to management's attention.
• Maintain the property's exterior by completing routine grounds and building maintenance.
• Check common areas regularly for maintenance concerns, cleanliness, and proper operation.
• Observe applicable federal, state, and local health and safety requirements when performing maintenance work.
• Support resident events and community activities when requested by management.
• Handle emergency repair calls during assigned evening and weekend on-call periods.
• Take on additional maintenance responsibilities and special projects as assigned.

REQUIRED SKILLS & EXPERIENCE:

• High school diploma or GED equivalent required.
• HVAC certification required.
• At least 1–2 years of maintenance experience or experience in a related field required.
• Working knowledge of HVAC systems, plumbing, electrical repairs, appliances, and general building trades.
• Ability to diagnose maintenance problems and identify appropriate repair solutions.
• Ability to manage assigned work independently while following company procedures and supervisor direction.
• Strong troubleshooting, organization, and problem-solving abilities.
• Clear and professional communication skills.
• Ability to work cooperatively and maintain positive relationships with residents, coworkers, vendors, and the public.
• Valid driver's license and acceptable motor vehicle record required.

PHYSICAL REQUIREMENTS:

• Must be able to stand, walk, bend, stoop, kneel, climb stairs and ladders, and work in various positions for extended periods.
• Must be able to lift, carry, push, and pull tools, equipment, appliances, materials, and other items needed to complete maintenance work.
• Must be able to safely operate hand tools, power tools, ladders, and other equipment used in maintenance and repair tasks.
• Must be able to perform hands-on repair and maintenance activities throughout the property.
• Must be able to work both indoors and outdoors in varying weather conditions.
• Must be able to respond to emergency maintenance requests during scheduled on-call periods.
