Goodman Continental Europe is a leading real estate company that develops, owns and manages high-quality logistics properties and data centres across Europe. As part of our Development Portfolio Management circle, the Programme Cost Management function plays a central role in ensuring that our complex, multi-year development projects are delivered with full cost transparency, rigour and discipline. 

Driven by strong growth in both our logistics and data centre portfolios, we are strengthening our cost management capabilities and are looking for a Programme Cost Manager based in Brussels. In this role you will own the tools, processes and reporting frameworks that give Goodman programme-level visibility of cost performance — from project budget monitoring to market benchmarking — and work closely with project teams, engineering, finance and external cost managers to drive consistency and informed decision-making across the business.

 

More concretely, this means you will get the opportunity to:

  • Cost Benchmarking & Estimating:
    • Gather and analyse competitive tenders Bill of Quantities (BoQ) for the ongoing DC constructions to develop a cost benchmarking tool based on the Cost Breakdown Structure (CBS).
    • Serve a as a reliable point of contact for internal Project Cost Engineers, providing support to ensure consistent and accurate cost demarcation.
    • Progressively build a deep knowledge of data centre constructions costs – including structure, MEP systems, power infrastructure and fit out – providing market intelligence & visibility on cost trends to management.
    • Exploit the structured market knowledge built, to infer Cost Planning & Sensitivity Analysis for new developments. 
  • Programme Budget Monitoring and Sensitivity testing:
    • Understand and maintain the existing automated budget-monitoring tools to improve visibility of DC Development programme cost sensitivities, risks, and opportunities.
    • Provide qualitative consolidated programme analysis to support decision making processes, including risk-adjusted exposures across the programme.
    • Support the roll out of the existing budget-monitoring tools and principles to the wider CE Development Portfolio.
    • Coordinate Project Financial Review meetings: gather data and consolidate information from the local Cost Engineers.
    • Support and train internal and external Project Cost Engineers to ensure consistent cost and budget approach. 

 

Do you recognize yourself?

  • Bachelor's or Master's degree in Civil / Structural Engineering or a related discipline, with strong interest in construction and real estate finance
  • 1 to 5 years of relevant experience in real estate development, construction or infrastructure — exposure to data centre projects is a strong plus
  • Excellent analytical skills and attention to detail; comfortable working with large datasets and translating them into clear management insights
  • Advanced proficiency in Excel for cost modelling and financial reporting; experience with Power Query, Power BI or equivalent visualisation tools is an advantage
  • Strong communication and stakeholder management skills; able to train, influence and align teams across different functions and geographies.
  • Full professional proficiency in English (written and spoken) is mandatory.
  • Proactive, detail-oriented and able to manage multiple tasks in a dynamic project environment  
  • Genuine interest in construction, data centre development or real estate and energy related topics — with entrepreneurial mindset

Who will you be working with? 

You will join a dedicated Valuation & Development Portfolio team based in Brussels, embedded within the Markets & Business Solutions circle. You will work closely with project development teams, external cost managers, the DC Engineering team, finance and procurement colleagues across Goodman's seven European country offices. The team is known for its analytical rigour, collaborative mindset and commitment to continuous improvement — and plays a key role in providing the strategic intelligence that drives Goodman's programme-level decisions.
