We bring to life a Brighter Way in all that we do by seeking better, smarter, more innovative ways of working. We approach our work in a warmer, more optimistic, and inclusive way.
JLL is a global leader in helping clients envision where people will live, work, play, shop, and eat.
What this opportunity involves:
JLL is seeking an experienced Capex Manager to join our team at Southgate, an iconic asset in Melbourne's Southbank precinct. Spanning 85,000 square metres, Southgate comprises approximately 70,000sqm of commercial space across the IBM and HWT Towers, plus approximately 15,000sqm of retail space. This is a hands-on role delivering the precinct's capital works program in a live, tenanted environment, with a current focus on increasing occupancy across both retail and commercial spaces.
Reporting to the Precinct General Manager, you will take ownership of capex projects from planning through to completion, managing budgets and forecasts on behalf of the Owners while working closely with Operations and Property teams to protect tenant comfort and building operations throughout the works program.
An overview of the role:
· Translate Owner, Operations and FM requirements into clear, well-scoped project briefs, including feasibility studies and cost-benefit analyses
· Create and manage capex budgets, track expenditure, implement cost controls and undertake monthly reforecasting to support Owner cash flow management
· Oversee external Project Managers and consultants where appointed, holding them accountable to scope, program, budget and quality outcomes — or step into the lead PM role directly where one is not appointed, subject to project size and complexity
· Manage projects from planning through to practical completion, defects close-out and handover, including site inspections, quality control and contractor coordination
· Prepare tender documentation, evaluate bids and administer contracts in line with JLL and Owner requirements
· Work closely with the Operations and Property team to plan and sequence works that minimise disruption to tenants, customers and building operations
· Maintain a project risk register and ensure compliance with health and safety regulations, environmental standards and building codes
· Incorporate sustainable design and construction practices, and evaluate innovative construction technologies
· Deliver post-project evaluations, closure reports and lessons learned to drive continuous improvement
Sound like you? This is what we’re looking for:
· A proven record delivering complex capital projects within commercial and retail built environments, including live building experience managing sitting tenants
· Strong technical and building operations knowledge, with familiarity with relevant authorities, statutory requirements and approval procedures
· Tertiary qualifications in Building & Construction, Engineering or a related discipline, with proven project management experience preferred
· Demonstrated experience managing capex budgets, cost tracking and monthly reforecasting
· Excellent written and verbal communication skills, with the ability to engage and influence diverse stakeholders at all levels
· High resilience, professional composure and a genuine "can do" attitude
· A collaborative, one-team mindset across all stakeholder groups
Benefits:
· Great employee discounts off fitness, wellbeing & other renowned bands
· 18 weeks paid maternity leave
· Private Health Insurance Discounts
· Active Social Club
· Employee assistant program
· Novated Lease for EV cars
· Paid time off for volunteer work
· Career Opportunities with Australia's #1 Commercial Real Estate firm
· Premium offices
