Description

A superintendent at Diamond Construction (DCI) is responsible for the overall execution/completion of the on-site activities to take a project from start to completion. Tasks include attention and delivery of an on-time successful schedule completion, attention and tracking of project budget, coordination of DCI self-performed work, subcontractors and delivery of a completed quality project for our clients. To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required:

ESSENTIAL JOB REQUIREMENTS

Project Budget/Schedule

    • Profitability –It is the responsibility of the superintendent to review, maintain, and project your budget regularly with your assigned project manager.
    • Schedule – Work with your assigned Project Manager to create and maintain a project schedule. Plan ahead a minimum of 2 weeks in advance to coordinate manpower and equipment along with upcoming subcontracted trades.
    • It is the responsibility of the superintendent to work with their project manager to facilitate the change order process and update the budget and projections accordingly.

Safety/Jobsite Protection and Cleanliness

    • Diamond’s safety policy shall be maintained and practiced not only by DCI staff but by all subcontractors, vendors and visitors that come to your site. Keep your jobsite clean of slip, trip and fall hazards. Check the jobsite routinely for safety hazards – ladders, extension cords, fall protection equipment, scaffolding and forklift safety. If a tool is not operating properly, get it in to be fixed or replaced.
    • Job-site wide safety talks – It is further required that weekly safety meetings are held jobsite wide and a safety talk sign in sheet is turned into the office for OSHA record keeping.
    • Personal Protective Equipment is required on all DCI jobsites; to include but not limited to eye protection, ear protection, hard hats, and work boots. It is the responsibility of the superintendent to supply, inspect and monitor the use of all PPE on their jobsite.
    • Maintain a SDS binder with for all chemicals and compounds onsite.
    • Protect the client’s property, including but not limited to: furnishings, fixtures, equipment, and existing finishes. Do not use anything, including tools, equipment, or cleaning supplies that belong to the client. Ensure the jobsite is locked and secure at the end of day.

Documentation – Jobsite Paperwork & SWPPP

    • Know and understand all plans, specifications, supplemental instructions, change orders, and other contract documents as they apply.
    • Coordination with the assigned Project Manager when verifying any document discrepancies.
    • Maintain a daily job log for all jobs. Data to maintain includes – daily activities, DCI staff and subcontractors on-site, deliveries, visitors, weather conditions, equipment used, changes to the work scope and other pertinent information.
    • Complete and turn in equipment timecards for all DCI equipment onsite.
    • Maintain an equipment maintenance log for any and all equipment on their jobsite and to notify the operations manager when maintenance is required.
    • Perform and maintain all SWPPP related activities in compliance with the permit. Paperwork shall be kept organized and up to date.
    • Record labor hours on electronic timecards, review and approve timecards for payroll processing no later than Monday morning weekly.
    • Review, code and turn in all receipts for their project weekly.

Subcontractors and Vendor Deliveries

    • Schedule and coordinate all work activities with the assigned Project Manager; which includes subcontracted work, vendor procurement and deliveries.
    • Answer questions that subcontractors may have. If the answer is unknown, elevate the question to the assigned project manager and assist in submitting an RFI if necessary.
    • Routinely inspect and verify the quality, scope, layout, inspections and schedule of subcontractors.
    • Work with the assigned project manager to approve subcontractor(s) payment request and verify the work is completed to satisfaction prior to payment.
    • Ensure that each subcontractor, their on-site staff and any second-tier subcontractors abide by all DCI safety policies.

Inspections and testing

    • Schedule all required inspections. This includes but is not limited to all inspections related to the building permit which encompasses any special inspections required by design professionals, engineers and city municipalities. Inspections include, but are not limited to: framing, sheetrock, rough-in inspections for electrical, mechanical, plumbing, insulation, fire department, zoning, and final occupancy.
    • Coordinate, execute and verify compliance for all testing. Testing includes, but are not limited to: compaction testing, concrete material testing, structural steel welding and connections.

Materials – Takeoff and Ordering of Project Materials

    • Final material takeoffs and ordering of materials timely and accurately as well as verifying accuracy of deliveries.
    • Forecast material orders and delivery to minimize waste and down time.
    • Work with the project manager to verify dimensions, quantities, and specifications prior to the Project Manager ordering specialty materials.

Supervision – Performance of the Team

    • Ensure performance and productivity of the team: labors, carpenters, operators, and painters.
    • Forecast labor needs. A two week look ahead schedule is to be completed and turned into the operations manager bi-weekly. A 48 hour notice of changes to your labor forecast is requested if at all possible.
    • Oversee, mentor and coach DCI employees on a daily basis.
    • Provide constructive feedback on a routine basis. Employee performance challenges and items shall be reported to the operations manager for assistance.
    • Participate in recruiting, evaluations, reviews, raises, promotions, demotions and reprimands of teammates.
    • Enforce that all persons working in relation to our company, including but not limited to employees, subcontractors, vendors, and customers adhere to all of DCI policies.

Meetings – Pre-construction, Progress Meetings, Punch list, Close-out/Post-Construction

    • Assist the estimating department when requested by the estimator.
    • Attend and participate in a DCI internal pre-construction meeting to facilitate the hand-off between the estimating phase and construction phase of the project.
    • Attend an on-site pre-construction meeting with the client, design professionals, engineers and main subcontractors for the project.
    • If progress meetings are held on your project – attend, participate and follow-through with required action items.
    • Create a self-generated punch list just prior to time of substantial completion.

Education Requirements: High school diploma or equivalent. Relevant work experience may be substituted for education requirements.

Experience Requirements: This position will typically have 10 – 15 years’ experience as a Carpenter

Tool Requirements: Applicants are required to have in their possession and maintain their own tools relevant to their job.

Physical Requirements: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job: good eye-hand coordination including usage of one or both left and right hands/arms to work bilaterally and/or independently to grasp, manipulate, or assemble objects; normal or correctable to normal vision and hearing; ability to kneel, crouch, climb, balance, crawl, bend, stretch, twist, reach, stand, sit and walk on frequent basis; ability to lift and carry up to 50 pounds on frequent basis. Work Environment: The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job: occasional difficult public contact; frequent exposure to variety of weather conditions, vibration, noise, fumes, dust, and moving mechanical parts.

FLSA Status: This position is non-exempt and is eligible for overtime pay

Wages: Successful applicant will be paid a competitive wage with actual starting wage dependent on his/her qualifications, experience, and capabilities.
