Property Accountant

Harbinger has teamed up with a large Real Estate Company and we are seeking a detail-oriented Property Accountant to join our growing property management team. The successful candidate will be responsible for the full-cycle accounting of a portfolio of commercial and/or residential properties, ensuring accurate financial reporting, tenant accounting, and month-end close. The ideal candidate will have experience using Yardi and a strong understanding of rental operations, tenant reconciliations, and property financial reporting. This is an onsite role at the building in Mississauga and in the head office in Midtown Toronto. Must have vehicle available.

Key Responsibilities

• Manage the full-cycle accounting for an assigned portfolio of commercial and/or residential properties.
• Prepare monthly financial statements, balance sheet reconciliations, and variance analysis.
• Complete month-end and year-end closing activities.
• Maintain the general ledger and prepare journal entries and accruals.
• Perform monthly bank reconciliations and reconcile balance sheet accounts.
• Process monthly rent rolls and ensure tenant charges are accurately recorded.
• Reconcile tenant accounts, investigate discrepancies, and resolve outstanding balances.
• Prepare and review tenant billings, rent adjustments, CAM reconciliations, and additional rent calculations where applicable.
• Monitor accounts receivable and work with Property Managers regarding collections and tenant inquiries.
• Process security deposits, tenant refunds, and lease-related accounting transactions.
• Assist with budgeting, forecasting, and annual operating expense recoveries.
• Prepare HST/GST filings and support regulatory reporting as required.
• Support annual audits by preparing schedules and responding to auditor requests.
• Work closely with Property Managers, Leasing, and Operations to ensure financial accuracy.
• Identify opportunities to improve accounting processes and internal controls.

Qualifications

• Diploma or Bachelor's Degree in Accounting, Finance, or a related discipline.
• CPA designation or progress toward CPA is considered an asset.
• Minimum 3–5 years of property accounting experience.
• Strong experience with Yardi Voyager is required.
• Experience accounting for commercial, residential, or mixed-use properties.
• Solid understanding of tenant accounting, rent rolls, lease administration, and property financial reporting.
• Knowledge of CAM reconciliations and operating cost recoveries is an asset.
• Advanced Microsoft Excel skills.
• Excellent analytical, organizational, and communication skills.
• Ability to manage multiple properties and meet reporting deadlines.

• Residential rental portfolio accounting.
• Tenant billing, lease administration support, and rental reconciliations.
• Budget preparation and variance analysis.
• Audit support and financial statement preparation.
• Experience working with Property Managers, Leasing teams, and external stakeholders.
