Job Description
Key Responsibilities
Fund Management & Portfolio Strategy
- Lead the day-to-day management of private closed-end real estate funds, including Japan Income Partners I and future income-focused investment vehicles.
- Develop and execute portfolio strategies designed to maximize risk-adjusted returns and long-term value creation.
- Prepare annual business plans, operating budgets, and portfolio-level initiatives.
- Monitor fund performance and proactively identify opportunities for value enhancement and portfolio optimization.
- Manage fund liquidity, financing strategies, and overall portfolio performance.
Investment Analysis & Execution
- Conduct portfolio and asset-level performance analysis, including return attribution and performance measurement.
- Evaluate investment opportunities through risk and return analysis, underwriting reviews, and strategic assessments.
- Lead Hold/Sell analyses and support disposition strategies to maximize investment outcomes.
- Coordinate transaction execution activities in collaboration with internal and external stakeholders.
- Contribute to investment committee materials and strategic decision-making processes.
Investor Relations & Fund Reporting
- Serve as a primary point of contact for institutional investors and strategic stakeholders.
- Prepare investor reports, portfolio updates, fund performance analyses, and other reporting materials.
- Lead planning and execution of Annual Board Meetings and investor events.
- Support investor communications by providing timely, transparent, and value-added reporting.
- Participate in investor meetings and respond to investor inquiries regarding portfolio performance, strategy, and market developments.
Global & International Stakeholder Management
- Prepare meeting minutes and correspondence in English for international investors and stakeholders.
- Present investment and portfolio updates to overseas investors and global stakeholders.
- Conduct English-language property tours and provide investment asset overviews to prospective and existing investors.
- Collaborate closely with global teams to ensure alignment on reporting standards and strategic initiatives.
Platform Development & Cross-Functional Collaboration
- Support the continued growth and enhancement of Japan's fund management platform.
- Partner with acquisitions, asset management, development, finance, legal, tax, and capital markets teams to execute fund strategies effectively.
- Collaborate with external partners including investors, advisors, consultants, valuation firms, legal counsel, and tax professionals.

Qualifications
Required Experience
- Minimum 3 years of experience within a real estate investment fund, private equity real estate platform, real estate asset manager, or related investment organization.
- Direct experience managing investor relationships and communications.
- Experience participating in property acquisitions, dispositions, portfolio strategy development, or fund management activities.
- Strong understanding of real estate investment principles, portfolio management, and institutional investment processes.
Language Requirements
- Business-level English with the ability to effectively communicate with international investors and global stakeholders.
- Ability to participate in meetings, prepare written communications, and respond to investor inquiries in English.
Preferred Experience
- Experience working within multinational organizations or international business environments.
- Exposure to fundraising activities targeting overseas institutional investors.
- Experience preparing investor reporting materials and performance updates for global investor audiences.
- Knowledge of private fund structures and institutional investment products.
