Post Closing Fulfillment & Delivery Specialist
Reports to: Post Closing Lead
Department: Capital Markets
Job Status: 3 days in-office, 2 days remote
Location: Home Office - Maryville, TN
Pay: The expected base pay range for this position is from $45,000 to $50,000 plus additional bonus opportunity resulting in an expected total annual compensation of $50,000-55,000. The annual compensation range is based on experience, qualifications, and other relevant factors. Final compensation decisions will take into account a variety of considerations, including individual skills, internal equity, and organizational needs.
JOB SUMMARY
Capital Markets - Fulfillment & Delivery Specialist performs post‑closing loan functions to ensure accurate fee reconciliation, complete final documentation, and timely government insurance endorsement. This role audits closed loan files, resolves outstanding documents and investor conditions, processes mortgage insurance premiums, and submits FHA, VA, and USDA loans for insurance endorsement. The Specialist ensures compliance with agency, investor, and company requirements while maintaining accurate records and meeting established turnaround and quality standards.
JOB FUNCTIONS
Trailing Document delivery and fee reconciliation
- Reconcile post‑closing fees for applicable states and resolve outstanding items
- Manage final document retrieval, investor corrections, and aged loan resolution
- Upload documents to investor and internal systems; coordinate physical document shipping when required
- Maintain accurate tracking, reporting, and audit support documentation
Government Insuring
- Review closed FHA, VA, and USDA loan files for accuracy and compliance
- Submit loans for insurance endorsement using FHA Connection, VA WebLGY, and USDA systems
- Process upfront FHA MIP, manage monthly MI payments for both government and conventional loans, and reconcile insurance remittances
- Track endorsements, insurance certificates, and update internal systems
- Communicate with investors, internal teams, and government agencies to resolve issues
- Maintain accurate tracking, reporting, and audit support documentation
REQUIREMENTS AND QUALIFICATIONS
QUALIFICATIONS:
- Education: High school diploma or equivalent required; degree preferred
- Experience: 2+ years of experience in mortgage post‑closing or government loan processing
- Working knowledge of FHA, VA, and USDA guidelines and systems
- Strong attention to detail, organization, and time management skills
- Effective written and verbal communication skills
PHYSICAL DEMANDS:
- Must be able to remain in a stationary position 75% of the time.
- Constantly operate a computer and other office productivity machinery, such as a telephone, calculator, copy machine, and computer printer.
- 30% communication methods completed over the phone.
- Must be able to exchange accurate information at all times.
- Constantly works in an indoor temperature controlled, sealed window office environment.
