1.   บำรุงรักษาและแก้ไข ระบบสาธารณูปโภคในอาคารให้อยู่ในสภาพพร้อมที่จะใช้งานตลอดเวลา

2.     ปิด-เปิด ระบบอุปกรณ์ไฟฟ้า / เครื่องกล ตามกำหนดเวลาที่กำหนด

3.     ตรวจเช็คและบำรุงรักษางานระบบอาคารทั้งหมด ตามตารางที่กำหนด

4.     ดูแลซ่อมแซมงานระบบที่สามารถดำเนินการ โดยช่างอาคารได้

5.     ประสานงานกับผู้รับเหมา ในส่วนเกี่ยวข้องกับงานระบบต่างๆ ในอาคาร

6.     จดบันทึกข้อมูลการทำงานของระบบและอุปกรณ์ไฟฟ้า/เครื่องกล

7.     บริการลูกค้าของอาคาร ให้ได้รับความสะดวกรวดเร็วในด้านสาธารณูปโภค เช่น ไฟฟ้า, ประปาโทรศัพท์ และด้านสุขาภิบาล

8.     รายงานโดยตรงต่อหัวหน้าช่าง

9.     งานอื่นๆ ที่ได้รับมอบหมาย

 1.        ลงกำหนดการช่วงเวลาเปิด-ปิดของระบบต่างๆลงในระบบ BAS

2.        ตรวจเช็คช่วงเวลาเปิด-ปิดของระบบ BAS ว่าเป็นไปตามกำหนดการหรือไม่

3.        ตรวจสอบการทำงานของระบบ BAS และวิเคราะห์ปัญหาที่เกิดขึ้นเมื่ออุปรณ์หรือระบบผิดปกติ

4.        เข้าดำเนินแก้ไขอุปกรณ์ที่ผิดปกติในเบื้องต้นของระบบ BAS

5.   หากไม่สามารถแก้ไขได้ให้ติดต่อช่างผู้ชำนาญการหรือเจ้าของผลิตภัณฑ์เข้าดำเนินการแก้ไขระบบในลำดับต่อไป

6.        ตรวจเช็คช่วงเวลาการขอ OT Air และจัดทำบันทึกการเปิด-ปิดระบบ

7.        ทำการบำรุงรักษาเชิงป้องกันให้ระบบ / อุปกรณ์ไฟฟ้า และเครื่องกลต่างๆ

8.        เสนอการสั่งซื้ออุปกรณ์ / เครื่องมือ / วัสดุช่างต่างๆ ให้กับหัวหน้าช่าง

9.        ควบคุม ดูแล ตรวจสอบและประสานงานการปฏิบัติงานกับผู้รับเหมาต่างๆ

10.   จดบันทึกปริมาณการใช้ไฟฟ้า ,น้ำประปา และจัดส่งให้กับหัวหน้าช่างทุกสิ้นเดือน

11.   นำข้อมูลของ OT Air จัดส่งหัวหน้าช่างทุกสิ้นเดือน

12.   สรุปรายงานการปฏิบัติงานต่างๆ ทางด้านช่างให้กับหัวหน้าช่าง เพื่อเสนอต่อแผนกวิศวกรรมต่อไป

13.   ประสานงานกับหน่วยงานที่ได้รับมอบหมายจากผู้บังคับบัญชา

14.   รายงานโดยตรงกับหัวหน้าช่าง
