As a Maintenance Technician II, you'll play a leadership role in maintaining the community by performing advanced repairs, responding to service requests, supporting apartment turnovers, and helping ensure the property remains safe, attractive, and well-maintained. Compensation & Schedule
- Pay: 23.00 per hour, plus benefits
- Schedule: Monday-Friday, 8:00 AM-4:00 PM

Key Responsibilities:
- Perform preventative and maintenance and repair work in areas including, but not limited to, appliances, carpentry, hardware, and basic electrical, plumbing, and HVAC systems.
- Complete assigned service requests and repairs in accordance with company operating procedures and standards.
- Assist in preparing vacant apartments to ensure they are market-ready and meet company quality standards.
- Maintain community grounds and curb appeal and trash management.
- Be available for on call activity during off hours and emergencies as needed
- Maintain good public relations with residents and vendors
- Assist with annual apartment inspections and identifying action items
- Report violations of lease and house rules
- Timely completion of maintenance request, work orders and ensure tenant’s maintenance needs are being met
- Work with manager to schedule vendors and order necessary supplies
- Maintaining excellent curb appeal

Requirements
Job Requirements for Maintenance Technician II:
- Minimum 2+ years of apartment maintenance experience.
- Strong working knowledge of HVAC, plumbing, electrical, appliance repair, carpentry, and general maintenance.
- Experience troubleshooting and diagnosing maintenance issues independently.
- Experience completing work orders, unit turns, inspections, and preventative maintenance.
- Ability to prioritize multiple tasks in a fast-paced environment.
- Strong customer service and communication skills.
- Basic computer skills and ability to navigate web-based applications.
- Ability to work independently and as part of a team.
- Ability to participate in an on-call rotation and respond to emergencies as needed.
- Valid driver's license, reliable transportation, and current automobile insurance required.
