Maintenance & Facilities Manager
Island Oaks Tiny Homes, RV & Camping Resort
Position Overview
Island Oaks Tiny Homes, RV & Camping Resort is seeking an experienced and hands-on Maintenance & Facilities Manager to oversee all maintenance, facilities, infrastructure, asset preservation, and grounds operations throughout our luxury outdoor hospitality destination.
This leadership role is responsible for ensuring all accommodations, RV sites, resort amenities, common areas, utility systems, grounds, and guest-facing facilities consistently meet the highest standards of safety, appearance, functionality, and guest satisfaction. The ideal candidate possesses a strong combination of technical expertise, leadership ability, operational excellence, financial acumen, and a passion for delivering exceptional guest experiences.
The Maintenance & Facilities Manager will lead all maintenance personnel, oversee contractors and vendors, manage departmental budgets, drive continuous improvement initiatives, and ensure all resort assets remain in excellent condition while supporting the growth and long-term success of the property.
Essential Duties & Responsibilities
Leadership & Team Management
- Lead, supervise, schedule, coach, mentor, and develop maintenance team members.
- Recruit, interview, hire, onboard, train, recognize, evaluate, and discipline maintenance staff as needed.
- Develop and implement ongoing training programs, including monthly safety training, emergency preparedness training, technical skill development, and annual certification requirements.
- Establish and maintain departmental Standards of Excellence.
- Conduct regular performance evaluations and create employee development plans.
- Ensure proper staffing levels to support resort operations.
- Serve as a resource and mentor for team members throughout scheduled workweeks.
- Foster a culture focused on accountability, teamwork, service excellence, safety, and continuous improvement.
Maintenance Operations
- Direct and oversee daily maintenance operations throughout the resort.
- Ensure all rental accommodations maintain Guest Ready and Rent Ready standards.
- Conduct regular inspections of all resort facilities, accommodations, RV sites, campground facilities, common areas, and guest amenities.
- Coordinate and perform repairs involving:
- HVAC systems
- Plumbing systems
- Electrical systems

- Doors and windows

- Analyze maintenance work orders and identify opportunities to improve efficiency, effectiveness, and cost control.
- Ensure timely completion and documentation of preventative, corrective, and emergency work orders.
- Maintain detailed maintenance records, logs, inspections, and service histories.
- Develop and implement maintenance policies, standard operating procedures, and best practices.
Resort Facilities, Grounds & Amenities
- Oversee maintenance and appearance of:
- Tiny homes

- Ensure resort grounds consistently exceed guest expectations.
- Partner with landscaping vendors and internal teams to maintain exceptional curb appeal.
- Conduct property walks and identify deficiencies before they impact guest satisfaction.
Infrastructure & Utility Systems
- Maintain oversight of all property infrastructure systems including:
- Water distribution systems
- Sewer systems
- Lift stations
- Irrigation systems
- Electrical distribution systems
- RV pedestal systems
- Propane systems
- Exterior lighting systems
- Emergency backup systems
- Coordinate inspections, repairs, and compliance requirements.
- Develop contingency plans for utility interruptions and severe weather events.
- Ensure proper operation of all life-safety systems.
Preventive Maintenance & Asset Management
- Develop, implement, and manage a comprehensive preventive maintenance program.
- Establish asset lifecycle management and replacement schedules.
- Monitor condition and performance of all buildings, systems, vehicles, equipment, and resort assets.
- Conduct regular audits of:
- Property conditions
- Maintenance performance
- Inventory levels
- Equipment condition
- Brand standards compliance
- Identify opportunities to improve longevity and reliability of resort assets.
Capital Projects & Construction Oversight
- Assist ownership and executive leadership in planning and executing capital improvement projects.
- Participate in renovation, expansion, and development initiatives.
- Coordinate project schedules, vendors, contractors, inspections, and quality control.
- Conduct new unit acceptance inspections and walkthroughs.
- Manage punch lists, warranty inspections, turnover processes, and maintenance schedules for newly acquired accommodations.
- Provide recommendations regarding construction methods, equipment selection, facility upgrades, and asset improvements.
- Collaborate with construction teams and vendors to identify operational efficiencies and long-term maintenance considerations.
Vendor & Contractor Management
- Source, evaluate, select, and supervise vendors and contractors.
- Obtain competitive bids and proposals.
- Negotiate service agreements and contracts.
- Monitor contractor performance and compliance with company standards.
- Ensure all contracted work is completed safely, on time, within budget, and according to quality expectations.
- Maintain strong relationships with service providers and suppliers.
Financial Management & Inventory Control
- Develop and manage annual maintenance operating budgets.
- Monitor labor costs and departmental expenditures.
- Assist with capital expenditure planning and reserve forecasting.
- Identify cost-reduction and operational efficiency opportunities.
- Oversee purchasing of maintenance materials, tools, equipment, vehicles, and supplies.
- Maintain accurate inventory controls and asset tracking systems.
- Manage support inventory assigned to the maintenance department including:
- Vehicles
- Tools
- Equipment
- Maintenance facilities
- Parts and supplies
Safety, Compliance & Risk Management
- Ensure compliance with OSHA standards and all applicable federal, state, and local regulations.
- Conduct routine safety inspections and audits.
- Lead emergency preparedness planning and response efforts.
- Establish on-call emergency maintenance schedules.
- Ensure proper handling and storage of chemicals, fuels, tools, and equipment.
- Investigate maintenance-related incidents and implement corrective actions.
- Promote a culture of workplace safety and accountability.
Guest & Homeowner Relations
- Maintain a warm, friendly, and professional demeanor at all times.
- Interact positively with guests, homeowners, residents, vendors, and team members.
- Respond promptly and professionally to maintenance concerns.
- Anticipate guest needs and proactively address facility issues.
- Work collaboratively with Guest Services, Operations, Housekeeping, and other departments to deliver exceptional guest experiences.
- Protect the reputation and presentation of the Island Oaks brand.
Required Qualifications
Education
- High School Diploma or GED required.
- Associate Degree in Facilities Management, Construction Management, Building Systems, Engineering Technology, Business Management, Hospitality Management, or related field preferred.
- Bachelor's Degree preferred but not required with equivalent experience.
Experience
- Minimum 5 years of progressive maintenance leadership experience.
- Minimum 3 years in a supervisory or management role.
- Experience managing maintenance teams in one or more of the following:
- Resorts
- RV Resorts
- Campgrounds
- Hospitality
- Hotels
- Vacation Rentals
- Multifamily Communities
- Property Management
- Facilities Management
- Experience managing maintenance budgets and vendor relationships.
- Experience leading preventive maintenance programs.
- Experience overseeing capital projects and facility improvements preferred.

Physical Requirements
- Ability to stand, walk, climb, bend, kneel, and work outdoors for extended periods.

- Ability to operate tools, maintenance equipment, utility vehicles, and machinery safely.
- Must possess a valid driver's license with an acceptable driving record.
- Must be available for occasional evenings, weekends, holidays, and emergency on-call situations.
