Description
Lead the Turnaround. Build the Community. Make an Impact.
We're looking for a hands-on Community Manager who thrives in challenging environments and knows how to transform a community through leadership, visibility, and accountability. This isn't a behind-the-desk management role—it's an opportunity for an experienced Apartment Community Manager or Property Manager who leads from the front, walks the property daily, builds relationships with residents, and inspires their team through action.
This community has faced its share of challenges and has developed a reputation in the market—but that's changing. Significant improvements are underway, and we're seeking a leader who embraces turnaround opportunities and is excited to be part of a property's next chapter. If you're energized by solving problems, driving occupancy, improving resident satisfaction, and creating a positive community culture, we'd love to meet you.
As a growing company committed to promoting from within, we offer outstanding career advancement opportunities, competitive compensation, comprehensive benefits, and a collaborative team environment where your leadership truly matters.
What You'll Do
As the Community Manager, you'll oversee the day-to-day operations of a large multifamily apartment community while driving financial performance, resident satisfaction, leasing success, and team development.
Property Operations & Leadership
- Lead, mentor, and develop the on-site leasing, maintenance, and office teams.
- Maintain a highly visible presence throughout the community by conducting daily property walks, inspecting units, and engaging with residents.
- Foster a culture of accountability, urgency, and exceptional customer service.
- Ensure the community maintains outstanding curb appeal, cleanliness, and operational excellence.
Leasing & Resident Experience
- Drive occupancy through effective leasing strategies and revenue management.
- Maximize rental income while minimizing vacancy, concessions, and bad debt.
- Oversee the complete leasing cycle, including applications, resident screening, move-ins, and renewals.
- Build positive resident relationships while professionally resolving concerns and maintaining lease compliance.
- Stay informed on local market conditions, competitor activity, and leasing trends.
Financial & Asset Management
- Improve Net Operating Income (NOI) through expense management and revenue optimization.
- Prepare annual operating budgets and review monthly financial statements and variance reports.
- Recommend rental rate adjustments based on market conditions.
- Manage accounts payable, invoice approvals, coding, and vendor payments.
- Monitor community performance and identify opportunities for operational improvements.
Maintenance & Capital Improvements
- Oversee apartment turns to minimize downtime and maximize occupancy.
- Conduct regular property inspections and ensure maintenance standards are consistently met.
- Coordinate vendors, negotiate service contracts, and oversee third-party contractors.
- Respond quickly to operational challenges and emergency maintenance situations.
What We're Looking For
- 3+ years of experience as a Community Manager, Property Manager, or Apartment Manager overseeing conventional multifamily communities.
- Proven success managing challenging or value-add apartment communities.
- A leader who enjoys being present on the property—not someone who prefers staying behind a desk.
- Strong leasing, operations, budgeting, and financial management experience.
- Demonstrated ability to improve occupancy, resident retention, and overall property performance.
- Excellent communication, conflict resolution, and leadership skills.
- Experience supervising on-site teams and creating a positive, accountable culture.
- Knowledge of Fair Housing regulations and multifamily property management best practices.
- Experience with property management software such as Yardi, Entrata, RealPage, or similar platforms is preferred.
Why Join Us?
This is more than a property management position—it's an opportunity to make a visible impact. You'll have the autonomy to lead, the support of an experienced regional team, and the opportunity to help reposition a community while advancing your career with a company that believes in promoting from within.
We Offer
- Competitive base salary
- Performance-based bonus and commission opportunities
- Medical, dental, and vision insurance
- Paid holidays and generous PTO
- Ongoing professional development and training
